A lender has just announced a 5k deposit deal for for first time buyers! This means they will lend up to 99% loan to value of the house as long as you have a perfect credit score!

This is huge for first time buyers!

Telling a first time buyer that has had several applications decline that you were able to get them a mortgage offer is one of the best feelings!

11am call to one of my clients who was worried he would never be able to buy his own home in the UK and I could hear the excitement and joy in his voice! He told me he was going to pop open the champagne!

Client came to me after waiting 11 months for another mortgage advisor to get him on offer a new home he was buying!

After just 1 week we had an offer over to him!

Tracker mortgages are now coming in more expensive that fixed rate mortgages so if you have been on a tracker mortgage waiting for rates to drop before you remortgage then now might be your time to fix in a lower rate!

Lenders are now lending more to self employed. Nationwide have just come out and said they will now lend up to 5.5X self employed income and with a 95% LTV too!

Great for those that are self employed that have been struggling to borrow enough on their income.

I have just looked at mortgage interest rates for a client and this week we are seeing rates at 4.90% 🙌

If you are due to remortgage in the next 6 months then let's talk about how I might be able to help you secure some of these rates. Of course if they continue to go down I will automatically swap you down to the lower rate available.

Have you heard of House Hacking?

It is a phrase that has come over from the USA but a lot of my self employed single women are looking at this as an option to help them get further along in their financial journey.

It involves buying your home and bringing in a lodger, this is allowed under the governments rent a room scheme and is a great way to bring in additional revenue for you that can go towards the 10% overpayment allowed by most lenders.

For most lenders you will need to be able to pass affordability on your own terms without the use of the lodgers income however there are some exceptions to this.

If this is a strategy you are wanting to implement remember to check with your mortgage broker because some lenders will allow this and others won't.
