An empty property often feels lower risk than an occupied one. In insurance terms, it's often the opposite.

Many landlord policies have specific conditions around unoccupied periods, sometimes reducing cover or introducing new requirements after a set number of days. It's a detail that's easy to miss because it only matters when it's relevant.

If a property is between tenants right now, it's worth checking exactly what your policy says about void periods before assuming cover carries on as normal.

This is exactly the kind of detail Forum Insurance works through with landlord clients. Not just arranging cover, but making sure it holds up in the situations that actually happen.

Do you know what your policy says about void periods?

Renewal season should be a checkpoint. For a lot of businesses, it's just a formality.

The notice arrives, the same cover rolls forward, and life moves on. The problem is that a business rarely looks exactly the same as it did twelve months ago. New staff, new equipment, new contracts, all of it can quietly fall outside cover that hasn't been reviewed.

A proper review at renewal takes a fraction of the time a claim dispute does. It's one of the simplest ways to avoid a much bigger problem later.

At Forum Insurance, renewal is never just a form to sign off. It's a chance to check your cover still matches your business.

When your next renewal arrives, will it get a proper look?

As many businesses head into their busiest quarter, attention naturally shifts to sales, stock and staffing. Insurance rarely gets the same focus, even though this is often when exposure quietly increases.

More stock moving through the business, more staff hours, more deliveries and contracts, all of it changes the risk picture, sometimes significantly, from what it looked like a few months ago.

Reviewing cover before things ramp up is a far easier conversation than trying to sort out a gap once you're in the middle of your busiest period.

At Forum Insurance, this is exactly the kind of proactive check we encourage with clients heading into the final quarter of the year.

Is your business more exposed heading into Q4 than it was at the start of the year?

Growth is a good problem to have. But it's also one of the most common reasons businesses end up underinsured without realising it.

Your policy was built around your business as it was at the time. Every hire, every new piece of equipment, every bigger contract changes that picture slightly, and cover doesn't update itself.

Most business owners only think to review their insurance at renewal. A quick check whenever something changes is a far better habit, and it's usually a five minute conversation rather than a big task.

At Forum Insurance, this is a core part of what we do. We don't just arrange a policy once a year. We help clients keep cover aligned with their business as it evolves.

Has your business changed since your last review?

Most people don't think much about their insurance broker until they need to make a claim. That's actually the moment it matters most.

At Forum Insurance, a claim doesn't mean being handed a reference number and left to deal with an insurer alone. Your broker manages it, chases it, and pushes back if the response isn't fair.

This is one of the most overlooked parts of choosing an insurance broker. Price is easy to compare. Claims support isn't, until you actually need it.

It's the reason Forum has worked with many clients for years, not just one renewal. We're there before the claim, during it, and after it's resolved.

Do you know what would actually happen if you needed to claim tomorrow?

Construction carries risks that don't always show up in a generic insurance policy. Subcontractors working on site, plant left overnight, contract clauses demanding specific cover levels before work even starts.

These aren't edge cases. They're daily reality for construction businesses, and they're exactly where gaps in cover tend to appear.

A policy that looked right when the business was smaller, or working on different types of contracts, can quietly fall out of step as the work changes.

Forum Insurance works closely with construction businesses because generic cover rarely fits the reality of the sector. We help make sure policies reflect the sites, subcontractors and contracts actually in play.

Does your current cover reflect the contracts you're working on right now?

It's easy to think of insurance as protecting things, a building, some stock, a van. But that's a narrow way to look at it.

What insurance really protects is a business's ability to keep moving forward. To take on the next contract. To recover quickly if something goes wrong. To grow without being one bad month away from serious trouble.

That's the lens we bring to every conversation at Forum Insurance. Not "what do you own", but "what would slow you down if it went wrong, and how do we make sure it doesn't".

It's a small shift in thinking that changes how a business plans for the future.

What would slow your business down if something went wrong tomorrow?

We had a client who came in one morning to find a small leak had caused significant damage overnight. Stock ruined, equipment affected, no warning at all.

Their first call wasn't to an insurer. It was to us. From there, we managed the claim, dealt with the insurer directly, and kept them focused on running their business rather than chasing paperwork.

Stories like this are a good reminder of why the relationship with a broker matters more at claim time than at any other point. It's not just about arranging a policy. It's about who's actually in your corner when something goes wrong.

This is the part of the job we take most seriously at Forum Insurance.

Have you ever thought about what would happen if you needed to claim tomorrow?

Most business owners insure their building, their stock, their equipment. Fewer stop to ask what happens to income if trading suddenly stops.

A fire, a flood, even a serious IT failure can shut a business down for weeks. The costs don't pause. Rent, wages and supplier payments carry on regardless of whether you're open.

Business interruption cover exists for exactly this gap. It's often overlooked because it protects something less visible than a building, your ability to keep operating.

This is the kind of conversation we have with clients at Forum Insurance every day. It's not about selling another policy. It's about making sure the cover reflects what would actually happen if the worst did.

Would your business survive a few weeks without trading?
