Monday thoughts

Consolidation

With interest rates on the rise in an attempt to tackle inflation

This week has a slightly different feel to it

We started building our property portfolio after the 2008 financial crisis

And after 10 years of stability

It looks like we are heading into another depression

This last couple of months, we have been busy securing long term fixed rates for our existing portfolio

To ensure we protect our assets through this period of instability

But we are also mindful that we should seek opportunities

When others only see crisis

How much value do you put on

Consistency ?

At the beginning of 2020, I decided to learn a second language.

At that point I had no idea of the s**t storm that was about to unfold.

Many things have occurred, which could have, should have even, knocked me off my stride.

But here we are, 750 days later,

I’ve posted about this before, consistently !!

And what have I actually learned ?

Be consistent, yes.

But, apply what you learn.

Working with Barry Wilson on this project, we identified that this property would work better with open plan living.

So the kitchen partitions had to go !!

Added new windows, kitchen, bathroom, doorsets, flooring, newly plastered and freshly decorated, landscaping to the front and rear garden

The end result is a stunning, modern family home.

Delivered by McAllister and his build team

Which again smashed the ceiling price in the street for a similar type property.

> Costs = £ 27,500
> HR valuation =£125,000

The difference with this property is ;

We identified it’s potential and instead of adding it to our BTL Portfolio,

It will operate as a short term/holiday let

Monday morning reflections

Be grateful for what you have

Time spent last week reflecting on this year so far, has been very constructive.

Various property strategies have been employed, all to very good effect.

I intend to post an example each day this week.

But a common theme runs through each success.

Do you consider your Future,

Or only consider Today.

Are you Prepared...?

There’s so much Uncertainty,

So many Distractions.

There’s no Time to make plans,

But, you need to make Time !!

Don’t let the Future control you.

If you are working towards a day when you’ll be free to just be you, then you need to start now.

You must become so money conscious, until the desire for money drives you to create definite plans for acquiring it.

Then you won’t just consider your future...

You’ll control it !!

I heard this yesterday from Steve Hand, specifically regarding Bridging Finance

But it can apply to many things

Yes, you need the right Product

It needs to be the right Situation

But it always starts with You 👈🏻

If You aren’t ready and up for the challenge

Then there is no Result 🤷🏻‍♂️

Multiply Your Time,

Do It Today !!

Just back from my Easter break,

Quality time spent with Family,

And very much needed.

No Guilt and No Regrets.

And no backlog of tasks.

Because I gave myself the permission to spend time on things I don’t want to do today

And that, compounded over Time, has given me more Time,

To do the things I want to do Tomorrow.
