๐Ÿ’ฌ The truth is, the right choice depends on your situation, income, and whats important to you. There is no right or wrong answer.

With all of the uncertainty in the market right now, itโ€™s difficult to know what things will look like tomorrow, never mind in years to come๐Ÿซฃ

My advice, do what works best for you and your circumstances.

Perfect example of why being organised for your remortgage can make a big difference ๐Ÿ“Š

I submitted a remortgage application on Friday for a client whose fixed deal expires on 31 August 2026.

4.2% fixed rate secured on application โœ…

The equivalent rate with the same lender today is now 4.79%โš ๏ธ

Within just two days, not securing this rate would have cost my client an extra ยฃ97 per month ๐Ÿคฏ

If your fixed deal is ending within the next 6 months, donโ€™t wait until its too late ๐Ÿ“ˆ

Just wrapping up for the day and thought I would share some of this weeks highlights:

โ–ช๏ธFirst time buyer AIP agreed for a 5% deposit mortgage after being declined by their own bank ๐Ÿคฉ

โ–ช๏ธThree new purchase AIPs agreed for clients looking to start their property journey ๐Ÿก

โ–ช๏ธTwo remortgage applications submitted for clients whoโ€™s current fixed deals donโ€™t end until 31 August 2026. Securing a new fixed deal early, protecting them against any volatility in the market over the coming months๐Ÿ”’

โ–ช๏ธProtection review for an existing client looking to upgrade existing cover to include further conditions for a potential payout ๐Ÿ›ก๏ธ

Hope you all have an amazing weekend and get to enjoy some well overdue sunshine๐Ÿ’ƒ โ˜€๏ธ

Itโ€™s the valuation of the property carried out by a surveyor to determine what the property is worth. This is what lenders use to decide how much theyโ€™ll lend you.

Home Report value = ยฃ200,000
You offer = ยฃ215,000

Lenders will base your mortgage on the ยฃ200,000, ๐—ก๐—ข๐—ง your offer.

10% of ยฃ200,000 = ยฃ20,000
The extra ยฃ15,000 you offered above the valueโ€ฆ ๐—ฌ๐—ผ๐˜‚ ๐—ป๐—ฒ๐—ฒ๐—ฑ ๐˜๐—ผ ๐—ฐ๐—ผ๐˜ƒ๐—ฒ๐—ฟ ๐˜๐—ต๐—ฎ๐˜ ๐—ถ๐—ป ๐—ณ๐˜‚๐—น๐—น, ๐—ถ๐—ป ๐—ฐ๐—ฎ๐˜€๐—ต
Total deposit actually needed = ยฃ35,000

You might have enough for a 10% depositโ€ฆBut not enough to cover the gap above the valuation.

๐Ÿก House hunting soon? Get an Agreement in Principle first.

An Agreement in Principle (AIP) shows how much a lender may be willing to lend you before you start viewing properties.

It helps you:
โ–ช๏ธUnderstand your budget โœ๏ธ
โ–ช๏ธBe taken more seriously by estate agents and sellers when making offers ๐Ÿ’ท
โ–ช๏ธMove faster when you find the right home ๐Ÿƒ

Itโ€™s a quick step that can make the whole buying process much smoother.

Thinking about buying a home? Getting prepared early can make all the difference!
