Saving for your first home? Then read this...

The new Help To Buy Scheme (2021-2023) is now up & running.

Here are the 2 key differences from the old scheme.....
1. The latest iteration of the scheme is limited to first-time buyers purchasing a new build property only. It’s no longer available to anyone buying a new build property, such as ‘second movers’.

2. The new scheme comes with regional property price caps, rather than the blanket £600,000 price cap that was previously in force. Each area of the country now has a maximum property value that will be eligible for the scheme, with the cap set at 1.5 times the average price paid by first-time buyers in each region of England in August 2018.

As before, first-time buyers will still be able to borrow up to 20% of the cost of a new build home, or 40% if they’re buying in London, providing they can contribute a minimum 5% deposit and then use a Help to Buy mortgage to fund the remaining cost of the property.

It’s worth pointing out that the new scheme only applies to the Help to Buy Equity Loan Scheme in England.

Thankfully, the Stamp Duty holiday was extended until 30th June which will save people thousands of pounds ££££! But it is still only 11 weeks away and the clock is ticking...

Three brothers aged 92, 94, and 96, live in a house together.
One night the 96 year old draws a bath, puts his foot in and pauses. He yells down the stairs, "Was I getting in or out of the bath?"
