To says it’s been a little busy over here would be an understatement, I always manage to forget how busyOctober is!

So a few reminders and market updates from me;

✏️If your mortgage renewal is due as far as April 2025 we can secure your new rate now.

📉Bank of England has reduced Base Rate to 4.75%.
If you are on a Tracker Rate mortgage, the rate you will pay has reduced.

📈However, we have continued to see increases in fixed rates this week! With some lenders increase as much as 0.31% this evening!

So moral of the story, don’t sit on the fence waiting for fixed rates to decrease. We can lock in your rate and monitor for any reduction ahead of your completion.

Lenders continue to keep us on our toes!!

We've had emails this morning from lenders both increasing and decreasing their interest rates.

Our advice is always to be proactive;

- Remortgaging? Review your mortgage rate 6 months before your renewal.
- Purchasing? secure your mortgage as soon as you can once your offer has been accepted on a property.

This then gives you peace of mind that your mortgage rate is locked in, also allowing time to keep an eye on the market for reductions as you approach your renewal / completion.

📦Porting your Mortgage...

Following on from my last post regarding mortgages in principle, this also means I have been discussing Porting mortgage for my clients who are moving.

So, what is porting...? 🏡

Majority of mortgage lenders allow you to transfer your current fixed rate to a new property.
This means you hold on to your current rate against your current balance, and avoid your exit fee!💰

We can also increase your borrowing if required, this additional borrowing would be based on ‘today’s’ interest rates.

When porting your current lender will reassess affordability and credit scoring.

A good broker can manage the port of your mortgage for you as each lender has slightly different processing and rules.

Thinking of buying…

Lots of mortgages in principle put in place this week for my clients who are viewing properties over the weekend 🔑

So…What is a Mortgage in Principle? 📄

A MIP confirms eligibility for a mortgage showing how much you can borrow.
It is supported by a soft credit search to confirm you will be considered for a mortgage.

Why is it needed? 🤷🏼‍♀️

Estate agents will need your MIP to show your offer is feasible and to formally take the property off the market.

When should I get a MIP? 🏡

We recommend having yours in place before you start viewing.
So you know you are looking in the right price bracket and peace of mind credit scoring is successful.

🔧New build purchase and incentives 🧱

Lots of new build developers like to offer ‘incentives’ such as deposit contribution, paid stamp duty, or funds towards ‘upgrades’🏡

However, did you know most lenders will not consider a mortgage on the property if the ‘incentives’ exceed 5% of the property value.

My client has been offered a total of 10% incentives from the developer split between 'white goods' and deposit contribution. So I have researched the lenders to make sure the lender we apply to is happy to consider BEFORE we do the application. ✅

Happy Tuesday!

Little ones are now back to school and nursery following the easter holidays, I admit, I slightly missed them yesterday!

Busy week ahead, and lots of new purchases in the diary which is super exciting for my client who are moving for buying their first home.

I love hearing what my fellow business owners are up to each day, and without a physical product to show it is sometimes difficult to provide content with out repeating myself.
So, my plan.... to provide you all with an overview of the cases I have been working on. As no two mortgages or days are the same!

📉Interest rate changes…

We had numerous lenders changing their products yesterday.
A few increases, a couple decreases in interest rates.

Remember if we have your application in hand we’ll automatically monitor the market for any rate reductions we can access.

More positive news of a new scheme introduced meaning you can purchase a property with a £5k deposit.
