We may be headed for a Car Crash. Are you Braced for impact?

It’s difficult to have a positive outlook when the cost of mortgages (and living) are hitting peaks not seen in a while. With the news of 5 year mortgage rates topping 6%, the Prime minister is having to assure the country to ‘hold tight’ until things get better.

In general, the housing market has held up or has been propped up till now by the pay out through furlough scheme during Covid and the stamp duty holiday, its feared now that there may be a significant risk of UK housing crash as the country heads towards a (cost-of-living) tipping point.

We choose to believe there are opportunities in any given market if you have guardrails in the way of sound investment principles. So we definitely keeping our eyes open, and our feet nimble to stay agile to take any opportunities that may come our way.

State of the (property) Nation - June 2023

There’s been a lot happening recently so we thought we’d share our take on the current state of play in the property sector, and how we see events unfolding in the near future.

Two strong forces at play at the moment are:

BOE interest rates:

The current increase in interest rates (to 5%) by the BOE, aims to unstick the entrenched high inflation we currently have in the UK (8.7% in May 2023). What this means is mortgage rates in generally are on the up, increasing housing un-affordability. Given the BOE seem committed to stubbornly re-regulating inflation, the result is that most people are putting off buying/moving a new home in anticipation for a reduced interest rates in future. We think a mild price correction in the market is highly likely in the offing.

Government Legislation:

The Rental reform bill is currently going through parliament and will be introducing some significant changes to the sector, this will no doubt be good for tenants, but we fear this will come at additional cost burden to the landlord (who will most likely pass the cost on).


Effect on property market:

We are seeing a steady exodus of landlords which means more houses are being put on to the market therefore increasing supply; and average house prices has started seeing marginal but consistent fall in price giving an incredible and probable likelihood of continuing trend into the near future.
All of this means the market is slow at the moment in anticipation of a price correction.


We think People need places to live and create memories with loved ones. Although the combination effects of increased un-affordability mean more debt is being taken on as a nation to service living costs, the forces at play can only bring better living standards and new opportunities in the sector.

Is Property Investment still viable?

Today’s property investors are facing peculiar challenges that not only limits investment opportunities, but also revives the question “Should I even be investing in property?”

The changing tax landscape (for example, introduction of Section 24), mandating improved ‘decent’ living standards (EPC requirements changes), Increasing occupancy rights (Section 21), has seen a lot of landlords exiting the sector, and may seem too much of a deterrent for new investors.

However, we think these changes are natural and good for the industry (albeit, inconveniencing at present). With UK inflation running at 8%, average savings rate of 4.5%, benefits from investment in property outperform most investments available.
