With the summer holidays behind us and the children back at school, September can feel like a return to routine.

It can also be a useful opportunity to revisit your financial arrangements and consider whether they still reflect where you are today.

A lot can change between receiving your initial mortgage offer and exchanging contracts.

As advisers, we continue to monitor the market throughout the home-buying journey. If rates improve and your lender releases a more competitive product, we’ll always look at whether switching is in your best interests.

Here’s a worked example:
A client purchasing their next family home with a mortgage of £580,000 initially secured a 5-year fixed rate at 5.04%.

Before exchange, new rates became available and we were able to switch them to 4.73%, reducing their monthly payment by £84.34.

✅ £84.34 saved each month
✅ £1,012.08 per year
✅ Just over £5,000 over the initial 5-year fixed period*

It’s a great reminder that mortgage advice isn’t just about finding a deal - it’s about continuing to support our clients from initial recommendation right through to exchange and completion.
