I’ve recently celebrated my 4th year as a mortgage adviser, and I’ve been reflecting on what makes a good, valuable adviser.

For me, it’s about taking the time to really understand people’s situations, being clear and honest about their options, and helping make a big step like moving home feel that bit easier.

Reviews like this are a lovely reminder of why I do what I do. Being able to take some of the stress out of moving home and make the process smoother for people is always the goal.

Why have mortgage rates gone up when the Bank of England base rate hasn’t changed?

We’ve had a few clients understandably asking this recently, so here’s a clear explanation, and some reassurance.

While the Bank of England base rate often grabs the headlines, mortgage pricing is more heavily influenced by SWAP rates. These reflect what lenders expect interest rates to be in the future, not just where they are today.

• Recently, SWAP rates have risen partly due to increased global uncertainty, including the ongoing conflict in the Middle East, which has made financial markets more cautious.

• When uncertainty rises, markets often price in higher future borrowing costs.
Lenders respond by adjusting fixed mortgage rates, even if the base rate hasn’t changed.

So in simple terms:
Base rate = where we are now
SWAP rates = where markets think we’re heading

A bit of reassurance
• This doesn’t mean rates will keep rising, markets can and do settle.
• Global events can cause short-term spikes, but these don’t always last.
• If you’re already on a fixed rate, you’re protected for now.
• And if you’re approaching renewal, there are still plenty of options available.

Our advice? Don’t panic - plan ahead.

✨ Great day networking at the Herefordshire & Worcestershire Chamber of Commerce Business Expo!

Yesterday’s event at the Worcester Arena was a fantastic opportunity to connect with local businesses, share ideas, and learn more about the amazing companies that make up our community.

It was brilliant to represent SN Financial Services Ltd alongside the team — meeting so many passionate professionals and discovering new opportunities for collaboration.

I even made two new friends along the way. Luckily, helping people navigate the mortgage process is far less slippery!🐍

✨My Favourite Payout Story: A Quick Chat, A £1,500 Win✨

I recently caught up with a client and his wife during their regular mortgage review meeting. In passing, he mentioned that he’d broken his leg 6 months prior to the appointment after tripping over in the garden! He brushed it off as just a hassle, nothing worth dwelling on.

But that little detail stuck with me. I remembered that the income protection plan we’d set up for him included fracture cover as a standard benefit. It didn't cross his mind to check with me as he was able to carry on working so felt there was no claim opportunity.

After our meeting, I got in touch with the insurance provider on his behalf. At first, I was told the claim period had already expired. That didn’t surprise me, but I wasn’t ready to leave it there. Knowing the policy and having built a good relationship with the provider’s team, I pushed back and explained the circumstances directly to my account manager.

After a few conversations and a thorough review, they agreed to make an exception. I got to call my client with some fantastic news: a £1,500 payout for his accident. Even better, this didn’t affect his policy, premiums or his ability to claim in the future.

Moments like this remind me why I do what I do. Protection isn’t just about having a box ticked—it’s about having someone in your corner who knows the details, provides a safety net, and is willing to go the extra mile for you.
