The biggest mistake first-time buyers make in the UK isn’t what most people think.
It’s not the deposit.
It’s not your income.
It’s not a missed payment on your credit file or a questionable bank transaction from three months ago.
Most of those things can usually be worked through if they’re spotted early enough.
The real mistake is not understanding the financial risk that comes with owning a home.
When you buy a property with a mortgage, the lender places a legal charge against your home. In simple terms, if you fail to keep up with the terms of the mortgage, the lender has the legal right to repossess the property.
One of those conditions is making your monthly payments on time, every month, for the entire mortgage term.
Now ask yourself this honestly:
Can you guarantee that nothing will happen over the next 25, 30, or even 35 years that could affect your income?
Most people can’t.
The bank understands there is risk involved too, which is exactly why they underwrite every application so carefully. The difference is they have security… your house.
When you really stop and think about it, it can feel quite daunting. Illness, accidents, loss of income, or even worse, are things nobody likes to think about, but life happens.
I often ask my clients:
“What is the biggest asset you have?”
Most people answer:
“My house.”
Wrong.
Your biggest asset is your income.
Without income, there’s no mortgage payment, no food shopping, no utility bills being paid, no car finance, and no financial stability for your family.
That’s why mortgage protection matters.
One of the biggest mistakes first-time buyers make is focusing so much on getting the keys that they forget to protect everything they worked so hard to achieve in the first place.
Most mortgage brokers can also advise on protection options designed to help protect you, your income, and your family if life takes an unexpected turn.
Because buying a home with a mortgage but having no protection in place is a bit like boarding a cruise ship with no lifeboats.
You might reach the other side safely… but would you take the risk?
Yours sincerely,
