The deal allows eligible buyers to secure a mortgage with just a £5,000 deposit on selected properties — a huge boost for renters struggling to save while paying rising living costs.

Key Info:
🏡 One or both customers on a joint application must be a FTB
🏡 Maximum purchase price of £300,000
🏡 £5,000 minimum deposit which cannot be gifted
🏡 Employed and self-employed customers; no minimum income

A little confirmation of how the longggg nights lately have been made worth it!! 😮‍💨

E-mail received yesterday afternoon to confirm that rates with Halifax were rising again from today and that applications needed to be in by 8pm that evening.

3 clients were outstanding their rate submissions with 1 not having yet done their appointment and was booked in for Wednesday. All of the clients were contacted, rates confirmed and appointment for the Wednesday client done same day to allow us to confirm a rate before the increases!

The rates increased today and the clients were able to save:
🟠Client 1 - £64.49 per month - a £3,869 saving over the 5 year fixed term
🔵Client 2 - £42.09 per month - a £1010 saving over a 2 year fixed term
🟠Client 3 - £35.27 per month - a £2,116 saving over the 5 year fixed term

That’s a total of £6,995 saved for those 3 clients from keeping up to date on the changing rates and doing whatever it takes to make sure they’re not affected unnecessarily by rises 👏

All of these clients will now have their rates monitored until the end of their current fixed rate and benefit from us lowering them onto the lower rate should one become available!

If there was ever a story of why using a broker is essential, especially in this market - this is it!

We’re working more hours, we’re up later still at work and working our days off but stories like this make what we do so worth it!! 👏

We have seen rate rises today after a heavy day yesterday getting everyone outstanding submitted in readiness!

If you are looking to submit in the next few weeks please make sure you’re ready with your documents in case of any further rises!

We’ll need:
- 3 months bank statements
- 3 months payslips or latest 3 years SA302 & Tax Year Overview or Accounts
- Proof of ID & Address
- Proof of Deposit (Purchase)
- Mortgage Statement (Re-Mortgage)

If you’re waiting for the Bank of England meeting next week to submit my advice would be to get something locked in as soon as possible and if the rates do decrease we can move you to the lower rate. If they do continue rising we’ll have secured a lower deal 🤝
