The Renters’ Rights Act 2025 is here, and Phase 1 kicks off on May 1st, 2026. If you have properties in England, you are now legally required to serve specific documents to your tenants.

📅 The Critical Deadlines
New Tenancies (Starting May 1st onwards): Before a tenant signs or agrees to a lease, you must provide a "Written Statement of Terms."
Existing "Verbal" Tenancies: If you have an existing tenant with no written agreement, you must serve the "Written Statement of Terms" by May 31st. (Document link in the comments)
Existing Written Tenancies: If you already have a written contract, you must serve the official "Renters’ Rights Act Information Sheet 2026" to every named tenant by May 31st.

Serve Document: Send them via email (as a PDF attachment) or deliver a hard copy by hand/post.
Proof of Service: This is vital. Ensure you keep a record of when and how the document was sent. If you use email, ask for a "received" confirmation.

The law has officially shifted. As of May 1st, fixed-term tenancies are being abolished in favor of rolling periodic tenancies, and Section 21 "no-fault" evictions are being phased out. Serving these documents is a legal requirement to ensure your tenancy remains valid and enforceable.
