Last night 20 property investors showed up to a tax Q&A on a Wednesday evening.

Voluntarily. For free. Inside a WhatsApp community we started a few months ago.

Andrew Crook from ADNFC — qualified tax advisor, IFA and mortgage broker — spent an hour answering real questions about tax structures, property ownership and legally reducing your liability. No pitch. Just answers.

The response afterwards was overwhelming.

This is what happens when you build a community around genuine value rather than selling.

We're 170+ members in. We've had Ask the Builder with our development partners at Meadow Rise. Last night was tax and finance. Jack Gaddes on investor and JV onboarding is confirmed next.

You cannot hide behind links and expect people to trust you with hundreds of thousands of pounds.

I saw someone recently spamming property links into WhatsApp groups and getting their messages deleted by admins.

And I understood it instantly because I used to think the website was the business too.

It’s safer to hide behind a portal than to actually speak to investors.

So I messaged her privately and offered to help her for free because I could see exactly what wasn’t working.

She booked the call. Didn’t turn up.

And honestly, that told me everything I needed to know about where she is at the moment.

Because if you can’t even get on a free call where somebody is genuinely trying to help you improve your communication and strategy… why would anybody trust you to guide them through a property purchase?

This business is not about dropping links and hoping strangers buy.

It’s about trust, competence and relationships.

Most people in property don’t have a knowledge problem, its an implementation problem.

I’ve spoken to so many investors recently who have done courses and they’re still not moving, or moving a lot but not actually making that next move that makes sense.

It’s what’s going on underneath that has the most power.
