However, our investors aren’t necessarily extremely wealthy, they are people who want to make more of their savings than traditional saving routes can offer.

Podcast of the week!🎧

We first heard Jerry Alexander speak at a Property Wealth System summit a couple of years ago. I remember thinking how great he was and was totally inspired by his experience in commercial developments. Office 🏤

I came across Jerry’s podcast on one of my walks last week and although we aren’t looking at big commercial developments, I still
learnt a huge amount and in particular how to use a Sass pension to scale our property portfolio 💼.

We love Andy Graham’s - The HMO podcast. He releases a new episode every week and they are always worth a listen.

This week’s was particular good, he talks about redefining KPIs in this tricky market. 🏠

Our first flip project. We’d been planning to let this converted 3 bed semi in West Yorkshire. But due to issues around the construction of the house we decided to sell.

We were glad we’d planned two clear exit strategies which means we have not only gained huge amounts of experience and knowledge, we are also walking away with a profit.

Whoever said property investing is easy was so wrong, however, the rewards can be huge and we can’t wait to reinvest the profit into our next project alittle closer to home!

So this was March… it’s been a busy one, we’ve finally launched the PDF properties website (find the link in our bio), our LinkedIn is live and we are building our network through our professional contacts.

We have been keeping on top of property news and making sure we are well informed so that our investments are always sound and based on proper due diligence.

Our flip property is now on the market and we have our first open day tomorrow!

High inflation rates erode away the value of savings left in the bank.
If you have £100 in the bank with inflation rates sitting at about 10.5%, the real spending power of the money is reduced to just £89.50!!
We use the returns we get from property investment to beat the impact of rising inflation rates.

Why did I walk away from all these amazing houses????

Fear and lack of knowledge. Hindsight is a wonderful thing and if I’d brought any of these properties the value of them would quadrupled, the rental value would have created in excess of £1000 passive income per month!

However, at the time I knew nothing about capital appreciation, nothing about being a landlord, in fact nothing about the property market at all.

Luckily we now know so much more and so we no longer walk away due to fear, we have clear processes in place to work out strategically if the houses we offer on will create a good return.

The knowledge we have offers both us and our angels piece of mind that the opportunities we grab are good ones.

The much talked about consultation around the proposed application of council tax to individual rooms within HMOs is open.

If local councils are given the go ahead to apply this tax the impact on landlords and renters could be catastrophic. Landlords will be forced to pass on the additional costs to tenants which will make even renting a room in a house unaffordable for many.

As landlords we must make our views known and the best way to do this is through raising concerns via the consultation process.
