Your property may be repossessed if you do not keep up repayments on your mortgage. For mortgage advice you can choose how we are paid;
• Ordinarily for mortgages, we can be paid a fee of up to £500, typically this is usually £299 on completion and we will also be paid commission from the mortgage lender/company.
• Alternatively, if you want to pay by fee only this can be arranged. Our usual Fee Only option is £1000 on application and £1000 on completion. We will also refund any commission we receive to you. We will discuss payment options with you and advise the actual amount payable before we begin to provide our services. For Buildings and Contents Insurance we usually offer products from a limited panel of providers.

Normally at this time of year, Gloucestershire Wooden Spoon Wooden Spoon Charity are getting to ready to welcome over 300 race goers to support their race day at the Cheltenham Festival. It is the biggest fund raiser of the year to help support disabled and disadvantaged children in Gloucestershore.

Hi Everyone

I hope all are coping in these incredibly difficult times. They are certainly unprecedented and within the world of financial services it certainly is very different as lenders and providers adapt to the lockdown, however for many they are very much open for business albeit applying a more measured approach

Banks and Building Societies are still lending and are offering rates equal to or sometimes better than what was offered pre-covid 19. The two main factors affecting lenders are firstly the availability of staff resources as many have had to cater for the thousands of existing customers applying for payment holidays, and secondly the lack of physical valuations on properties as the the body that regulates surveyors has taken the government guidance on social distancing to a level preventing them from being carried out

So lenders have adapted by slowing down the process of mortgage lending to maybe 5-7 working days before assessment rather than the 2-3 days previously, and importantly they are now conducting automatic desktop valuations and remote valuations from surveyors in house for the right loan to value typically between 65% and 80% maximum

Certainly they are very much open for business as are ourselves. Clearly a first time buyer wanting a 95% mortgage at the moment will need to wait, but existing borrwers, if you are coming out of your current mortgage deal in the next 6 months and you have a good loan to value, you can secure a new rate now potentialy in readiness for the product expiry or even secure some additional funds for personal consumption!

Hopefully that gives a little bit of clarity of how the mortgage markets stands. In the coming weeks will post some thoughts on protection of your assets in these times and going forward

We have had many clients contact us about the Coronavirus and how it is already impacting them financially. Many have queried about mortgage payment holidays and their availability. So what is a payment holiday?

A payment holiday is when you temporarily stop paying all or part of your monthly mortgage payment. It can help if you have or believe you will have any short term financial difficulties. If you take a mortgage payment holiday, this means that you wouldn’t make mortgage payments for up to three months and these payments are added onto your mortgage balance. As a result, your mortgage balance will increase and your monthly payment will be recalculated over your remaining mortgage term. Your monthly payment and the amount of interest you pay will increase for the remaining term of your mortgage.

If you've made overpayments in the past 12 months, you could ask to underpay for a while, rather than take a payment holiday.

There is no impact on your credit file and the majority of lenders in the UK have created online portals to allow you to apply for the holiday by answering some straight forward questions. Clearly there is a significant number of borrowers taking advantage so remain patient as it can take at least 5 working days for the lender to come back to you. In most cases as long as your mortgage is up to date the payment holiday will be granted which can be a welcome relief for many borrowers that have in some way been affected by the coronavirus

Bank of Ireland (Bristol & West) written to 13,500 customers about its intentions to increase Standard Variable Rates on Residential Mortgages in May and October 2013. Rates to increase to 2.49% above Bank of England in May and 3.99% above Bank of England in October. Buy to Lets rates also affected.
Might be time to review your mortgage and get a better deal.

The bank is accused of hiking rates on the basis of clauses buried in the small print.
