All Things Lettings Based in Taunton, Somerset, we are a local, independent and trustworthy agent. The business was created by Director, Jessica Stephenson.

Here for all your lettings and property management needs we offer both a Tenant Find Service as well as a Fully Managed Service. All Things Lettings is a small independent letting agent based in Taunton, Somerset. Having worked in the property sector for several years and lived in Taunton for most of her life, Jessica has ample knowledge of the letting process as well as a thorough understanding o

f the local market. Providing excellent customer service is at the heart of our business, and we feel our locality and independence adds significant value and enables us to deliver a unique and personal experience. โ€‹

As our name suggests, we handle โ€˜all things lettings,' but our most popular services can be split into two main categories; Fully Managed and Tenant Find Only. The Fully Managed service includes collection of rent, instructing maintenance, safety certificate management, and regular property inspections. In comparison, our Tenant Find Only service is simply the process of getting a tenant into a property including advertising, viewing, and referencing. It is paramount to us that we provide competitive prices and value for money. We are transparent with our fees and there are no hidden costs, please see 'Our Services and Prices' section on the website for more information. Traditionally, our offering is isolated to single residential dwellings, but due to demand we are hoping to branch into commercial lettings in the near future! Our area range not only covers Taunton but also North Petherton, Bridgwater, Wellington and Chard. ๐Ÿ“ข Important Update for Landlords, Tenants & Property Managers!

Big changes are coming to the private rented sector in England - and they will affect how we all work together in 2026 and beyond. From 1st May 2026, the Rentersโ€™ Rights Act will start to take effect, bringing in the biggest reform to tenancy law in decades. ๐Ÿ˜๏ธโœจ

๐Ÿ”น Section 21 โ€œno-faultโ€ evictions will be abolished - landlords will no longer be able to evict tenants without a valid reason.

๐Ÿ”น Fixed-term tenancies will convert to periodic tenancies.

๐Ÿ”น Rent increases can only happen once per year and must follow the correct process.

๐Ÿ”น More security and rights for tenants, while still providing clear grounds for landlords to regain possession where reasonable.

These changes are designed to create a fairer and more transparent rental market for everyone - but they also mean we all need to prepare now so that agreements, paperwork and processes are compliant when the new rules kick in. ๐Ÿ“„๐Ÿ”
