What is a Concessionary Purchase? 🏡

Did you know you may be able to buy a home from a family member for less than its market value?

This is called a concessionary purchase. The difference between the market value and the price you pay is known as gifted equity, and in some cases it can be used instead of a traditional deposit.

For example:
🏠 A property is worth £300,000
💷 A parent sells it to you for £250,000
🎁 The £50,000 difference could be treated as your deposit (subject to lender criteria).

Not every lender accepts concessionary purchases, and there are rules around who can gift the equity and how the purchase is structured.

Now’s the time to start looking at your options — not when your current deal ends. With rates changing all the time, getting organised early could help you secure a better deal.

You can book a rate in advance and if the interest rates go down further before your rate completes, you can get this switched.

If the rates go up, you’ve already fixed your rate in and you know what you’re paying.
