I don’t agree with the way this is headlined in the news and there seems to be mixed opinions on this so thought I’d put in my tuppence!

I can only see the First Homes Fund coming back at the end of June as a good thing to help first time buyers get on the property ladder, but there’s a couple of factors you need to be aware of -

1. This is a shared equity scheme. This means that the government will have a percentage stake in the property. If they contribute £10,000 now, it is likely that this will be more by the time you sell and have to repay it, with the assumption that your house will value higher.

2. This scheme is not accepted by all lenders and may restrict mortgage options.

3. You need to apply for the scheme and it usually gets used up quickly!! The maximum contribution is £10,000 and the maximum property value is £300,000.

🚨 Calling all first time buyers! 🚨 You can now buy your first property with as little as £5000 deposit!

We all know how hard it is to save for your house deposit and this newly introduced product with one of the big lenders can help first time buyers get on the property ladder 🪜.

If you’re buying with someone else, only one of you needs to be a first time buyer to be eligible and there’s no minimum income level.

This product can be withdrawn at any point and it is subject to the lender’s approval and affordability and credit checks.

Is it time to complete those much needed home improvements? 🏡

You may be able to borrow more from your mortgage lender. If the improvements are for “green” home improvements (i.e something that makes your house more energy efficient such as solar panels or insulation) you may even be eligible for better rates or cash incentives.
