Phew what a scorching week !

After taking Wednesday and Thursday off for a lovely wedding its great to come back to hear swap rates have dropped which has lead to two of the major lenders dropping their fixed rates .

Maybe some stability is coming back to the market

Another lovely review !

I honestly can’t recommend Ray enough. When we hit an unexpected issue with our orginal lender, he acted incredibly quickly to find us an alternative, which worked out much better for us anyway. He kept everything moving with zero stress. Our case was more complex as we were applying on a single salary not a joint income and using annual bonuses as income too, but Ray’s knowledge and experience really showed, he knew exactly how to position everything to make it work and get it over the line. He was always easily contactable, kept me fully updated throughout, and made what could have been a very stressful process feel completely manageable. We’ve now received our mortgage offer and I’m so grateful for all his hard work, truly brilliant service from start to finish!

Afternoon

Halifax have announced today a new low deposit product

You can now purchase a property up to the value of £300,000.00 with only a £5k deposit subject to the standard affordability checks.

Looks like the major lenders are realising how hard it it to save for a deposit so anything like this is great news .

Good afternoon

After the many interest rate rises just after the war in the Middle East began things have become a little more settled and some lenders have dropped rates, all be it by a small amount, which is a good sign.

As a broker I will be updated on Interest rate changes so I can ensure my clients are on the best rate before completion.

Five years ago rates were around the 5% mark so these clients are going to be shocked by rates currently available but I will ensure all the best options are researched and discussed to help financially.

Afternoon all

Currently the money markets are not responding well to the war in the Middle East and fixed rates are changing almost daily .

There are 1.6 million fixed rate mortgages coming up for renewal this year so it can be a very worrying and confusing time in deciding what is the best option for clients.

Its possible to apply for and fix a rate up to 6 months before the existing rate expires. This means you can fix before any more rises occur but also apply for a new lower rate if they were to drop again.

Let me take the stress and worry away for you and monitor your rate accordingly as we are updated as soon as rates rise or fall.

Afternoon all

People often ask what is the benefit of using a broker for your mortgage.

We are a fully independent and can choose from the whole of the market to ensure you receive the most competitive product to suit your requirements.

The best rate might not be the best product . This is because lenders have different criteria and income multiples which may fit one lender but not the other.

Some clients may have missed a payment or a default on their credit history . This does not mean a mortgage is not possible.

There are 1.6 million mortgages where the fixed rates are coming to an end in 2026 so clients will still need to look at their options. I can fix you in up to 6 months before and if rates were to drop I can then reapply for the new lower rate.
