Today the Bank of England have announced again that they are increasing interest rates.

There has been a rise of 0.75% increasing it to now 3%

This is the biggest increase we have seen since 1989!

If you’re on a tracker or variable rate, you will see your payment increase

If your current fixed rate is due to come to an end in the next 6 months, now would be a good time to try and secure a new rate early.

Why have lenders withdrawn some of their fixed products?

I’ve had a lot of questions from clients around the current issues we are experiencing with mortgages

If you have already applied for your mortgage you should be fine, most banks have said they are not currently accepting new applications for the time being

Now why are they doing this? Because of the recent mini budget, banks and building societies have pulled hundreds of mortgage products as they face a lot of uncertainty over the pound crash and the Bank of England saying it would not hesitate to increase interest rates

Most banks have commented saying they plan to reintroduce some rates at the end of this week and beginning on next week

Stamp duty land tax increased from £300k to £425k for first time buyers

Stamp duty tax relief threshold increased from £500k to £625k

Initial £125k stamp duty threshold increased to £250k so no stamp duty on purchases under £250k

Higher rate tax payer of 45% scrapped so higher earners over £150k will now be taxed at 40%

National insurance hike to be reversed from November

Increase in corporation tax will be cancelled

Nows a great time to consider doing a remortgage to secure anew rate before interest rates hike again.

You can start the process of moving over to a new lender to secure a rate as most lenders mortgage offers last 6 months.

Six months down the line we could see higher interests rates which will mean an increase in your monthly payments.

If your mortgage term is coming to an end soon or you are not on a fixed rate, now would be a good time to think about securing a lower rate. There are mortgage terms ranging from 2-10 years!

WHAT IS A DECISION IN PRINCIPLE?

A decision in principle (DIP) or agreement in principle (AIP) is a document provided from a mortgage lender after they have assessed your affordability and credit file. It states your borrowing capacity with the chosen lender and often estate agents request this prior to you placing an offer on a property.

A decision in principle dose leave a soft footprint and sometimes a hard footprint on your credit file. You should be careful not to run too many of these unnecessarily.

They usually last 30 days before expiring and a new one needing to be produced
