When is the best time to review my mortgage?

The best time to review your mortgage is before you need to.

Many homeowners wait until their current deal ends before looking at their options. But by then, you may have missed opportunities.

Lenders often assess the last 3–6 months of your finances when considering a new mortgage. Reviewing your mortgage early gives you time to strengthen your application, explore more lenders, and secure the right deal without the last-minute pressure.

A proactive remortgage review means:
-More lender choice
-More time to prepare
-Less stress when your deal ends

Don’t wait for your rate to expire. Start the conversation early and put yourself in the best possible position.

Your home may be repossessed if you do not keep up with your mortgage payments.

Could house purchases soon be completed faster?

Proposed changes aim to reduce delays, speed up transactions, and make the home-buying process less stressful for buyers and sellers alike.

A smoother journey and fewer hold-ups can only be a good thing! 👏

Up to four weeks could be cut off the time it takes to complete a house purchase under new plans revealed by the government, which also aims to reduce the number of unwelcome surprises that can come with buying a property.

Are you self-employed and looking for a mortgage? 🏡

One of the biggest frustrations for business owners is being declined by their bank. Only to discover another lender would have said yes!

Why does this happen?

Because every lender assesses self-employed income differently and choosing the correct lender makes a big difference.

Some will:
👉 Use your latest year’s figures
👉 Average income over 2–3 years
👉 Assess salary and dividends differently
👉 Use salary and net profit
👉 Consider retained profit
👉 Take a more flexible view of your business structure

So a decline doesn’t automatically mean:
❌ Your income isn’t high enough
❌ Being self-employed is the problem
❌ A mortgage isn’t possible

More often, it simply means that the wrong lender was approached first

This is why working with someone who understands self-employed lending can make all the difference.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Divorce: What happens to the family home? 🙁🏡

When a relationship ends, deciding what to do with the home you shared can be one of the most challenging parts. Some of the options to consider include:

❓ Removing one partner’s name from the mortgage
❓ Selling the property and dividing the proceeds
❓ One partner buying out the other’s share

It’s already a stressful time, and dealing with mortgages can make things even more complex, which is why speaking to an adviser can really help. 💬
