The house was found in one day. That day took two months to prepare.🏡🌊

Spend a day with me away from Paris, not in the suburbs and certainly not in California. This is the Côte Fleurie, the Parisian answer to the Hamptons: remarkable architecture, long sandy beaches and one of the capital’s favourite seaside escapes.

We came as buyers’ agents for our clients from the US, who were searching for a French holiday home by the sea.

Long before they arrived, the work had already begun: more than 100 listings reviewed and filtered, virtual visits arranged, countless conversations with local agents and several calls with our clients to refine exactly what they were looking for.

Then came viewing day.

Six houses. Six completely different stories, atmospheres and possibilities.

When I said there would be more visits to come, I was wrong. By the end of that very first day, our clients had found their new seaside home and decided to make an offer.

After some intensive negotiations, the offer was accepted. Next stop: our favourite notary’s office. 🍾

What looked like one effortless day of house hunting was actually the result of two months of careful research, preparation, coordination and negotiation behind the scenes.

This is the part of being a buyer’s agent that people rarely see—and exactly why I love my job. 🤍

The little habits. The unspoken etiquette. The everyday customs that quietly shape life in France, and can make the difference between feeling like a visitor and feeling at home. 🇫🇷✨

Here are a few things you’ll only understand once you start living here:

1. Always start with “Bonjour.”
Before asking a question, placing an order, or switching to English, greet the person first. A sign of respect goes a long way.

2. Trust the chef.
French restaurants are proud of their recipes. While you can ask for changes, don’t be surprised if the answer is “non.”

3. The Parisian smile is different.
Parisians may seem reserved at first, but politeness matters more than constant smiling. A simple bonjour, merci, and au revoir will get you much further.

4. Paris follows its own rhythm.
Coffee is often enjoyed standing at the counter, lunch is a real break, and finding a hot meal between lunch and dinner service can be a challenge.

Respect the culture, and the culture will welcome you.
The more you embrace these little customs, the more Paris starts to feel like home.

Here are 5 French eating habits that catch almost every newcomer by surprise:
