Happy National Nurses Week 🏥

To all the nurses caring for families, patients, and communities across Alberta — thank you for everything you do.

Many people don’t realize there are mortgage programs designed specifically for some frontline professionals, which can include things like cashback incentives or preferred pricing options.

If you’re curious whether you qualify, I’m always happy to walk through it and answer questions.

A question I hear often is:
“What if I’m not ready yet?”

What I’ve noticed is that most people aren’t actually held back by readiness.

They’re held back by not knowing what step comes next.

When everything feels unclear, it’s easy to stay in “thinking mode” for a long time.

But once you understand your numbers — even at a basic level — things tend to feel a lot more manageable.

You don’t need a full plan to start.
You just need a starting point.

Curious — have you ever looked at your numbers just to understand where you stand?

Weekend idea: easy frozen yogurt bark.

This is one of those simple treats that feels a little special but takes almost no effort.

Frozen Yogurt Bark

You’ll need:
• 2 cups vanilla Greek yogurt
• 1–2 tbsp honey or maple syrup
• sliced strawberries or blueberries
• mini chocolate chips or granola
• parchment paper

How to make it:

Mix the yogurt with honey or maple syrup.
Spread it onto a parchment-lined baking sheet.
Add fruit and toppings.
Freeze for 3–4 hours.
Break into pieces and keep frozen.

Simple, cold, and perfect for a weekend snack.

Curious — are you more of a fruit dessert person or a chocolate dessert person?

A common mortgage mistake I see is waiting until there is a deadline.

A renewal date.
An accepted offer.
A condition removal date.
A major life change.

At that point, the conversation can still happen, but there may be less room to adjust, compare, or prepare.

Earlier planning does not mean you are rushing.

It means you are giving yourself time to understand your options before the decision feels urgent.

That is often where the best conversations happen.

Not because someone is ready to move today — but because they want to be prepared when the time comes.

Something that surprises many buyers is that income is only one part of a mortgage approval.

Two people can earn the same amount and have very different borrowing options.

Why?

Because lenders also look at things like:

• debts and monthly obligations
• credit history
• down payment source
• employment type
• property details
• overall affordability

This is why mortgage advice should never be based on income alone.

The structure of your file matters.

And sometimes, a small change in timing, debt repayment, or documentation can make a meaningful difference.

A question I hear in different ways is:

“Is it too early to talk to someone if we’re just looking?”

Honestly, no.

Sometimes the best time to ask questions is before there is pressure, before an offer, before a renewal deadline, and before you feel like you need to make a decision quickly.

An early conversation can help you understand:

• what may be realistic
• what could affect approval
• what timeline makes sense
• what steps are worth taking now

You do not need to be ready to buy to get clear.

Sometimes “just looking” is exactly where planning should start.

Weekend check-in.

What’s everyone working on around the house right now?

Yard clean-up? Organizing something? Or leaving it for another weekend?

If you’ve got kids at home, this is a simple one we’ve done before that keeps them busy for a while:

Homemade Washable Sidewalk Paint
• 1 cup flour
• 1 cup water
• A few drops of food coloring

Mix until smooth and pour into cups or muffin tins.
Use paintbrushes and let them go to town on the driveway or sidewalk — washes away easily with water.

Curious what everyone else is tackling this weekend.

A conversation I have fairly often is with people who say they wish they had started looking at things earlier.

Not because they made a mistake.
Usually because they would have felt more confident.

The people who tend to feel the calmest are often the ones who:
• reviewed their numbers early
• asked questions before deadlines
• understood their options ahead of time

That early clarity changes the whole feel of the process.

Confidence usually is not about being perfectly ready.
It is about not walking in blind.

Something that surprises many buyers is that an early mortgage conversation is not always about applying right away.

Often, it is about understanding:
• where your numbers stand today
• what lenders may look at
• what to improve if needed
• what timing makes the most sense

That matters because people often assume they should wait until everything is perfect.

In reality, earlier clarity can create better decisions later.

One thing many people do not realize is that you do not need to have every detail sorted out before speaking with a mortgage broker.

A lot of people wait because they feel like they should already know:
• their exact budget
• their exact timeline
• whether they are fully ready

But in many cases, that early conversation is simply about getting clear on where things stand and what the next step could look like.

That is often what reduces the stress.

A few small things now can make the rest of the season easier.

Simple, but easy to overlook.

What’s the first thing you usually tackle outside in spring?
