When you put a deposit for your down-payment on a home 🏡 , your deposit is usually kept and safe in the custody of a third party until specified condition has been fulfilled whether that is inspection, financing or any other condition you put on the contract (offer). If the buyer is not satisfied with the inspection results or if financing didn’t go through, the buyer should get his/her deposit back but always seek advice from your lawyers and mortgage specialist.

Always pay attention to timelines and details of the contracts related to a home 🏡 buying process.

As a general rule, wait until after you close on the mortgage to consider big purchases.

A pre-approval from a bank is based on an evaluation of your credit, income, debt and assets. If those things significantly change before final approval, the bank might decline your initial pre-approval.

Besides big purchases, here are few more things to stay away from between mortgage pre-approval and closing on a 🏡 home.

In this competitive housing market, some buyers are waiving (skipping) home inspections to “boost the chances of their offer being accepted”.

What skipping inspection tmeans is that you are denying yourself to request inspection contingency, which allows you (buyer) to request repairs or cancel the sale if issues are found after inspecting.

Thats a huge risk to take…

When you skip inspection, You (buyer) is risking major issues go undetected. Problems with the home's foundation, roof, plumbing, or HVAC system which can cost thousands of dollars to fix.

By purchasing a house without an inspection contingency, you accept financial responsibility for making these repairs.

In general. Inspection is always worth considering when buying a home.

One of the many things that could affect the 🇨🇦 housing market in 2022; Baby Boomers not letting go of their 🏡 homes.

Traditionally, seniors sell their homes or downsize and move to retirement communities.

Many who witnessed the dark side of the Home-care system 🇨🇦 aren’t willing to sell their homes 🏡 to make a move to those care facilities right now. That means less homes 🏡 being sold.

The less houses🏡 for sell, the higher the price. Supply and demand!
