It was listed at $220,000. I bought it for $200,000.

It took a lot of back and forth. Offer, counter, offer, counter. But we landed on a number that worked, and I got the property under contract.

Then we closed in less than 20 days. About 15, actually.

A fast close is leverage. Sellers want certainty, and when you can offer a clean, quick deal, you have room to negotiate on price.

Great deals aren’t found. They’re negotiated.

Why did I make an offer on this property? Here's the honest answer.

As an investor, I'm looking for the deals where not many people are interested. And this one checks that box. A lot of buyers see it, see the work it needs, and give up.
My contractor walked through it and estimated at least $50,000 just to renovate. That scares most people off. It's exactly why the opportunity exists.

But here's the part that matters most if you're flipping in 2026: look at the data in the neighborhood. What did a renovated 2 bed, 1 bath actually sell for nearby? That number tells you if the deal works, not the listing photo, not your gut.

After walking the property, I came up with a few ideas to increase its value, and that's what I'll show you next.

I want to talk about the real losses — the actual cash I lost across different transactions.
For a long time, I thought I was just unlucky. The market tanked. Vacancy rates went up in certain areas. That's it — bad timing, bad luck. That's the story I told myself.

Then I read a book that completely changed my perception. It made me go back and actually look at everything I lost, but also — everything I won along the way. Not as isolated events, but as one whole picture.
