You're thinking about retirement all wrong.

Tax refunds can pay down your mortgage through prepayments. It's called cash damming; it's been around for 40 years, and you just need to know how to set it up.

The CRA also treats landlords differently, letting them use their rental income to do it.

Is the government helping us speed up retirement? If you use this strategy, yes.

You can reclaim income taxes and use them to pay off your mortgage 8 to 12 years early in many cases.

Most homeowners can do it one way or another, but landlords get the best of it.

It takes a mortgage/HELOC product and moving your rental income through the right bank accounts.

Being a landlord in Canada is still one of the best ways to build wealth, just not for the reason most people think.

You already know rental mortgage interest is tax-deductible. As a landlord, you can also convert your home mortgage into a tax-deductible investment loan, lower your taxable income, and get refunds back, often thousands of dollars.

Use those refunds as prepayments and pay off your home mortgage 8 to 12 years early, without touching your capital gains exemption.

Most Canadians believe you can't claim the interest on your primary residence mortgage, and that trying to would cost them their capital gains exemption. Both are wrong.

You only need two things to make it happen. Once interest becomes claimable, it can generate thousands in tax refunds every year.

Use those refunds as prepayments, and you can pay off your mortgage 8 to 12 years early.

If you're a landlord, using a home equity line of credit and your rental income the right way lets you convert your primary residence mortgage into a tax-deductible investment loan without losing your capital gains exemption.

Getting out of the rat race takes more than savings. It takes a mortgage that's gone too.

Claim the interest on your primary residence, and you can get back refunds from the year before. Put those refunds toward your mortgage as prepayments, and people pay it off up to 10 years faster.

Landlords have an even bigger advantage. By redirecting rental income and using a HELOC, you can convert your home mortgage into a tax-deductible investment loan without touching your capital gains exemption.

Being a landlord in Canada is still one of the best ways to build wealth, just not for the reason most people think.

You already know rental mortgage interest is tax-deductible. What fewer people know is that landlords can also convert the mortgage on their own home into a tax-deductible investment loan, lowering their taxable income and reclaiming taxes from the year before, often thousands of dollars back.

Those refunds go toward prepayments, paying off the home mortgage 8 to 12 years early, without touching the capital gains exemption on a primary residence.

A rental property in Canada can do more than earn rent. It can also lower your income taxes and help you pay off your home faster.

The CRA lets landlords claim interest on their primary residence to reduce their taxable income.

Most people never hear about it, and fewer ever set it up.

Most landlords lose tens of thousands of dollars every year over something as simple as which account their rental income lands in.

Deposit it the wrong way, and you miss out entirely. Deposit it correctly, and it opens the door to rental cash damming, converting your home mortgage into a tax-deductible investment loan and generating extra refunds every year.

One client with an $854,000 mortgage cut their term by 8.67 years, claimed back $149,000 in tax refunds, and avoided $433,000 in mortgage payments they never had to make. This isn’t new; it’s a CPA-backed strategy that’s been around for 40 years.

If you don’t like how your tax dollars are being spent, here’s a legal way to take some of it back.

Most people are sleeping on this, and anyone with a mortgage can qualify. The CRA gives landlords a specific advantage called debt conversion, turning a home mortgage into a tax-deductible investment loan.

Once converted, you can claim the interest, get refunds back, and use those refunds to pay down your mortgage, potentially mortgage-free 10 years early. Rental income goes toward the home mortgage while a line of credit, also tax-deductible, covers the rental mortgage and expenses instead.

Fewer mortgage payments means more room for travel and an earlier retirement.

Middle-class Canadians are paying the highest taxes in the G7, and most are carrying a mortgage for 30 years.

But landlords who know this strategy are paying less tax, using those savings as prepayments, and escaping the mortgage years early.

The capital gains exemption stays intact. Basement apartments qualify too.

The rat race ends when you stop using your own money to fight it.
