WHAT WE DO

We are experienced real estate investors who source and structure projects that will provide excellent returns for ourselves and other members of the joint venture. We work in Toronto and surrounding areas. Projects may be a buy-and-hold approach for on-going cashflow and capital appreciation, or may be of a fixed duration with the intention of creating value over the short-term throug

h such tactics as renovating or redevelopment. We maintain contact with a group of potential partners who are interested in working with us. As potential projects are ready, we present a project overview along with forecast financials and timeline. Potential JV members can decide if they want to participate on a case by case basis. Participation can be in the form of secured investment such as a mortgage, or unsecured investment such as an equity position with profit sharing. In all cases, returns are proportionate to risk exposure.

Very excited to announce that we're ready to move on our next project! The private investment prospectus will be ready any day now.

3-year project, with forecast returns in excess of 15% per year. The Limited Partnership is going to be 68% debt funded, 32% equity funded. We're looking to raise a total of $590,000 of equity of which $290,000 has already been committed; $300k more to go.

Over the next month, I hope to present the next joint venture opportunity to those who are interested in participating. Targeted annual returns for JV members will be 15-20%, duration of project about 2-3 years.

There are lots of ways to invest in real estate, whether you do it directly yourself at one end of the spectrum, or through a fully-managed REIT at the other. What we're looking to build something that gives positive elements of both: Managing Partners who are known to the JV members, and benefit of active management where the net proceeds in excess average market returns of are distributed back to the JV Members on a basis proportional to their capital contributions.

At this point, we don't have the "next project". We're reaching out to determine who may be interested in investing with us in the future. The vision is that sometime over the next couple of months, we've got a group of investors who, conceptually at least, are interested in working together.

Once we know how much capital we're working with and investment objectives (i.e. buy& hold, flip, secured/unsecured), we can go searching for suitable projects which fit the right form.

Before any commitment is made by JV members, they would receive an investment proposal and decide if it meets their needs. Participation could be in the form of a secured position, such as a mortgage (or a small portion of a larger mortgage) or an unsecured position that would come with additional profit sharing potential in the form of capital gains and/or dividend payments.

Returns would be specific to individual projects, but we would be targeting 8% and 15% for secured and unsecured positions respectively.
