There are lots of ways to invest in real estate, whether you do it directly yourself at one end of the spectrum, or through a fully-managed REIT at the other. What we're looking to build something that gives positive elements of both: Managing Partners who are known to the JV members, and benefit of active management where the net proceeds in excess average market returns of are distributed back to the JV Members on a basis proportional to their capital contributions.
At this point, we don't have the "next project". We're reaching out to determine who may be interested in investing with us in the future. The vision is that sometime over the next couple of months, we've got a group of investors who, conceptually at least, are interested in working together.
Once we know how much capital we're working with and investment objectives (i.e. buy& hold, flip, secured/unsecured), we can go searching for suitable projects which fit the right form.
Before any commitment is made by JV members, they would receive an investment proposal and decide if it meets their needs. Participation could be in the form of a secured position, such as a mortgage (or a small portion of a larger mortgage) or an unsecured position that would come with additional profit sharing potential in the form of capital gains and/or dividend payments.
Returns would be specific to individual projects, but we would be targeting 8% and 15% for secured and unsecured positions respectively.
