Many economists are split on what the Central Bank will do tomorrow

In the US, Federal Reserve Chair Jerome Powell recently cautioned investors that he was still considering further policy tightening and remains resolute that the Fed will do everything necessary to bring inflation down

Here in Canada, we're seeing a softening job market, a slowing economy, lower retail sales, a weakening manufacturing sector...

Basically, every economic indicator is telling us that the BoC needs to hit the pause button. But will they?

My guess: No change tomorrow. Enough is enough, it's time to hold off on further rate hikes

I recently came across a private mortgage where I counted no less than 25 beds in a 1,300 square foot home ๐Ÿ™ˆ

So I started wondering.... how many people can live in one home?

There are some general guidelines to follow โฌ‡๏ธ

1๏ธโƒฃ Bedrooms must be at least 75 sqft

2๏ธโƒฃ There must be at least 1๏ธโƒฃ bedroom for every 2๏ธโƒฃ people

3๏ธโƒฃ There must be at least 100 sqft of living space in the house for each person

Here are 3๏ธโƒฃ alternative solutions for real estate investors at renewal

1๏ธโƒฃ Extend the amortization and lower the payment

2๏ธโƒฃ Take out equity for renovations, debt consolidation or investments

3๏ธโƒฃ Use excess cash to pay down the mortgage and reduce your payments - you could always refinance in the future to take the equity back out once rates decrease

This may be done to benefit the buyer and achieving an interest rate much lower than market rates

Sellers may be able to charge a higher premium for their properties due to favourable financing terms for the buyer

Sellers have to be careful and ensure that they are released from liability by their lender - otherwise, if the new buyer defaults on the mortgage, the seller could still be liable

If you're interested in earning passive income through private mortgages, here is how LTV impacts your investment

1๏ธโƒฃ LTV is how we measure risk based on the size of the loan. LTV = the size of the mortgage as a percentage of the property's value

2๏ธโƒฃ The higher the LTV the higher the risk - less of an equity cushion which increases your risk of loss if the borrower defaults

3๏ธโƒฃ As other risk factors increase (ie. poor property location or condition, lower credit scores, riskier borrowers..) lower your LTV to reduce your risk exposure in the case of default

My client Prakash bought his first home last year. Him and his wife had many questions and we reviewed several potential solutions before landing on the right one

They were surprised that as a mortgage brokers I also work with big banks like TD Canada Trust and Scotiabank

In the end, we chose one of Canada's largest mortgage lenders for their mortgage and secured a free home warranty in the process

๐Ÿšจ The Bank of Canada has just increased interest rates for the third time this year

They've increased the overnight lending rate by 0.25%

This impacts variable rate mortgage holders as well as those with lines of credit with variable rate payments

The Bank of Canada is trying to tighten credit and reign in the economy to bring inflation down to their 2% desired target. This seems unlikely to happen this year
