Almost 2 years since last post.. been crazy busy!

This was my warning announcement on March 27th and March 29th of this year.

I told my clients to NOT purchase any investment properties from March 29th, as I expected that the rising interest rates would cool down the market significantly. At the same time, I've asked them to do refinances ahead of the rate increases and hold cash during this difficult time, as opportunity would come very soon.

Today, we are looking at properties that are way cheaper than March highs. Also, I am getting calls from new clients that are devastated because their agents told them that they needed to buy before the summer market to avoid fierce competitions.

Wealthy Millennials Inc. was correct again. The market dipped, rates skyrocketed, opportunities are created.

My next forecast:
This coming September will be the perfect time to hunt for housing as the rates would be the highest. The government cannot possibly keep the rates this high and risk collapsing the housing market. This will bust all major financial institutions given the debt level in Canada is way too high. Buy in September, hold it for 1 year, the rates will go down.

부동산 시장이 꺾인다.

2018년에는 피커링 freehold,
2019년에는 스카보로 콘도 분양,
2020년에는 GTA지역 freehold 분양,
2021년에는 배리/에글링턴 웨스트 주변 콘도 분양,
추천 드렸었는데, 짧은기간에 다들 엄청나게 올랐다. 같은기간 노스욕/다운타운을 외치시던 분들도 평균 30% 정도 오른 시장에서 많이 이득보셨기를 바란다.

2022년은 피커링/에이잭스에 집중적인 분양과 개발이 이루어 질것같다. 원전이 있다는 이유로 아직도 다른곳에 비해 20%-30% 가량 저렴한데.. 과연 피커링/에이잭스 지금 새로 개발하는 지역들 완공 다 되고.. 2025년에 원전 가동 중단하고나면 그때도 20-30% 저렴할까?

투자는 지금 당장을 보고 하는것이 아니라, 내것이 완공될쯤 몇년 후를 보고 하는것이다. 이런 식의 투자방법으로 2017년부터 지금까지 불과 4년만에 순자산이 8배가 되었고, 부동산 뿐만이 아니라 주식도 함께 하며 매년 평균 20% 이상의 수익을 거두고 있다.

내가 했던 투자들이 시장 평균 수익에 미치지 않는다면, 뭔가 잘못하고 있다는걸 깨달아야 한다. 투자를 하고 있는데, 내 삶이 계속해서 고달퍼 지는 느낌을 받는다면.. 뭔가 잘못하고 있다는걸 깨달아야 한다.
