Long weekend at someone else's cottage. Rite of passage in this province.

Here's the part almost nobody asks about.

Lenders sort cottages into two buckets, and the gap between them is huge.
⠀
Type A is the winterized one. Year-round road access, permanent heat source, drinkable water, real foundation. That can go with as little as 5% down. Same insured financing as any other home.

Type B is the rustic one. Floating foundation, seasonal road, sometimes boat access only, water that runs but you wouldn't drink it. CMHC won't insure a Type B at all. Sagen and Canada Guaranty will, starting at 10% down.

Two buckets. Two completely different conversations.

Most people assume it's 20% or nothing and stop there.

It usually isn't.
