When you buy a house, you also need to budget roughly 1.5% to 3% of the price for closing costs. We’re talking land transfer tax, real estate lawyers, title insurance, and more.
Your final total closing cost will depend on factors such as:
📍 Where you buy (Toronto has a double land transfer tax, while the rest of Ontario doesn’t).
🎉 If you’re a first-time buyer (hello, land transfer tax rebates!).
🔄 If you’re buying AND selling (which means balancing legal fees and real estate commissions on both sides).
Don’t let the final invoice surprise you when you’re handed the keys.

One year ago, I joined Mortgage Powered Financial Group, and it has easily been one of the best decisions of my life. 🥹🩵

This year was filled with so many wins, both for my clients and personally. I’ve had the privilege of helping people turn financial stress into manageable payments, budgeting for 6+ months with determined buyers, and ultimately witnessing them walk into their dream homes.
