Most underrated mortgage advice I can give as a broker? 👇

Be completely open and honest with the person you’re buying a home with.

Before you start house hunting or applying for a mortgage, sit down together and go over EVERYTHING. Savings, debts, credit, accounts, spending habits, past financial mistakes… all of it. Even the dirty stuff. It’s better your partner hear it from you than from me or the lender.

You’d be surprised how many “forgotten” debts, missed payments, collections, or hidden accounts come up during a mortgage process 😅 and the last thing you need during the biggest financial purchase of your life is stress, secrets, or fighting.

A few honest money talks in the months leading up to your purchase can save you a LOT of headaches later on 🤍

🌼 What are you actually paying for in your mortgage payment?🌼

Funny you should ask 😏

Most mortgage payments, whether that’s weekly, bi-weekly, accelerated bi-weekly or months include the following:

-principal
-interest
-condo fees (if applicable)
-default insurance (if applicable)
- life insurance (if applicable)

If you consolidated debt upon renewal, those payments will be added as well 🫡🌼☀️

Prepayment privileges are one of those mortgage details nobody talks about… until they matter.

These are the rules around how much extra you’re allowed to pay toward your mortgage without getting penalized.

Why does that matter? Because extra payments usually go straight to the principal (aka the actual loan amount), which can save you a LOT in interest over time 💸

You’ll sometimes hear mortgage people say a mortgage has “20 & 20.”

That means:
• You can make a lump sum payment of up to 20% of the original mortgage amount each year
AND you can increase your regular payments by up to 20%

So for example… if rates drop, your income increases, you get a bonus, tax return, inheritance, or just want to become mortgage-free faster, those privileges give you flexibility.

Not every lender offers the same prepayment options either…
This is why the “lowest rate” isn’t always the whole story.
