Ever wondered how exactly your mortgage payment is split up?

🔑 With most new mortgages, the majority of your monthly payment goes towards interest (the cost of borrowing), the rest goes towards principle, taxes and insurance.

🔑 A few good years in, and your mortgage payment evens out between principle and interest, meaning the more principle you’ve paid off, the more equity you’ve built in your property.

🔑 Example:

Year 1-5 : 70% interest + 30% principle

Year 5-7: 55% interest + 45% principle

And so on.

⚠️ This is why extra lump sum payments you put solely towards the principle MATTERS. The less principle remaining the less interest you pay on it.

💵 Pre-payment privileges are one of the most overlooked aspects of a mortgage. Banks want to make money off your interest payments, so they don’t want you making extra principle-only payments.

✨ Another reason why working with a broker matters. It’s in many clients’ best interest to have the option to make lump-sum principal-only payments every year. The ability to pay down that principle quickly is something I love educating clients about. ✍🏻
