Your Completion Certificate might be the least exciting document in your closing package — and one of the most important.

It's completed on possession day, with both you and your builder present, and it covers more than you'd expect: your Commencement Date, any deficiencies still outstanding at turnover, work the builder hasn't finished yet, and anything you've agreed to accept as-is. All of it can matter down the road if a warranty question comes up.

Here's the part most people don't realize: this is the document that actually starts your warranty. Without the Commencement Date and both signatures on it, we can't begin your warranty policy or send you your warranty package.

So when it's time to sign — read it, ask questions, and make sure everything outstanding is actually written down. It's worth the extra five minutes. 🗓️
