A reverse mortgage is a loan that allows the borrower (55 years of age and higher) to access the equity in their property of residence without having to sell it. It is possible to borrow up to 55% of home's current worth.⠀

The maximum amount that can be borrowed is determined by:

1. Borrowers age⠀
2. The estimated value of borrowers principal residence⠀
3. The financial institution offering the reverse mortgage⠀

The reverse mortgage proceeds will first be used to pay off and cancel any existing loans or lines of credit secured by the house. before . A mortgage and a home equity line of credit are two examples.

The remaining loan funds can be utilized towards anything, such as paying for property repairs or upgrades, assistance with routine bills, pay for medical expenditures and debt repayment.⠀

Pros:⠀

1. The borrower does not have to make regular loan payments. Instead, the proceeds from the reverse mortgage can be utilized to make regular monthly payments towards life expenditures improving cash flow

2. The borrower may convert some of the value of their home into cash without having to sell it (i.e. the funds can then be used towards investments or as a gift to children to help them purchase their dream home)

3. The reverse mortgage only becomes due when the borrower sells their principal residence or when they pass-away

4. No tax to be paid on reverse mortgage proceeds

5. Money does not affect any Old-Age Security (OAS) or Guaranteed Income Supplement (GIS) or other benefits the borrower may be receiving

6. This can be a great way to improve seniors' quality of life by releasing the equity in their home without the need to sell and incur major tax, commission and moving costs
