Finding a low mortgage rate is easy.
Knowing whether it’s attached to the right mortgage? That’s where things get interesting.

A rate can look great on paper — but it doesn't tell you the whole story.

What happens if you want to make extra payments?
What if you need to break the mortgage early?
Can you move it to another property?
What are the penalties?
And does the mortgage actually fit where you’re headed, not just where you are today?

Those details can matter a lot more than a few basis points.

My job isn't simply to find you a rate. It's to help you understand the options, compare the trade-offs, and choose a mortgage that makes sense for you.

Because the smartest mortgage decision isn't always the one with the lowest number.

It's the one that fits.

The Bank of Canada held.

Your home search doesn’t have to.

The overnight rate remains at 2.25%, so today’s decision itself doesn’t change variable mortgage rates.

But here’s the part that matters:

A Bank of Canada hold does NOT mean all mortgage rates are standing still.

Fixed mortgage rates are influenced by the bond market, and they can move even when the Bank of Canada doesn’t.

So if you’re thinking about buying, I wouldn’t make the decision based on one question:

"Should I wait for rates to come down"?

A better question is:

“Do the numbers work for me today?”

If you’re financially ready, comfortable with your budget and find the right home, you don’t necessarily need to wait for the Bank of Canada to give you permission to move.

Because even if rates eventually come down, there’s no guarantee everything else will improve at the same time.

Home prices can change.
Competition can change.
Fixed rates can change.
Your own circumstances can change.

For homeowners approaching renewal, the same principle applies. Start early. Give yourself time to compare options instead of simply waiting for the next rate announcement.

And if you’re deciding between fixed and variable, don’t let the lowest rate make the whole decision for you. Flexibility, future plans, risk tolerance and mortgage terms all matter.

Don’t let a rate headline make the decision for you.

The right fit can change everything. 👠🏠

A mortgage can look perfect on paper — a great rate, an attractive payment, all the right numbers.

But that doesn’t necessarily mean it’s the right mortgage for you.

The right fit also considers the things that can matter long after closing: your prepayment options, penalties, flexibility, future plans, cash flow and how long you realistically expect to keep the mortgage.

Because the best mortgage isn’t the one everyone wants.

It’s the one that fits you.

Before choosing a mortgage based on rate alone, make sure you understand what comes with it — and whether it actually fits the way you live and where you're headed.

Some of the most valuable lessons I bring to my mortgage business weren’t learned in the mortgage industry.

They were learned over more than 30 years in policing — helping people through uncertainty, pressure, difficult decisions, and moments when the next step wasn’t always obvious.

I learned to listen before speaking.

To ask the extra question.

To stay calm when someone else feels overwhelmed.

To look beyond what’s immediately in front of me and think a few steps ahead.

And maybe most importantly, I learned that trust isn’t something you earn with a title. It’s earned by how you show up when someone is counting on you.

Those lessons followed me into mortgages.

Today, the circumstances may be different, but the responsibility feels familiar. A mortgage can involve some of the biggest financial decisions people will ever make — buying a first home, navigating a renewal, restructuring debt, helping family, or figuring out what to do when life doesn’t go according to plan.

My role isn’t simply to find a rate or place a mortgage.

It’s to understand the whole situation, explain the options clearly, anticipate potential problems, and help my clients make a decision they can feel confident about.

Because helping people was never really about the uniform, the badge, or the job title.

It was about being someone people could turn to when they needed guidance.

That part hasn’t changed.

And I don’t think it ever will.
