🏙️ Micro Condo Financing – The Surprise Most Buyers Aren’t Ready For!

Are you buying a micro condo (typically under 500 sq. ft.) in today’s market?
Be prepared—most major banks decline these deals, and many buyers don’t find out until it’s too late.

Here’s what the big banks are doing:

🔴 TD – Declines financing for condos under 500–800 sq. ft.
🔴 BMO – Typically won’t finance units below 500 sq. ft.
🔴 Scotiabank – Known for rejecting micro-condos with very few exceptions
🟡 RBC – Slightly more flexible, but still cautious around very small units

📉 The other issue? Appraisals.
In today’s declining market, appraisals are often coming in lower than the purchase price, creating unexpected shortfalls—and more stress for buyers at closing.
