THE STEADY HAND: Deciphering the BoC’s May Decision & the Second Half (H2) of 2026
The Bank of Canada just held the policy rate at 2.25% for the fourth consecutive time. While the headlines focus on the "hold," as a real estate strategist, I’m looking at what maybe a significant change in the market dynamics, the H2 Shift; the definitive turning point that many experts believe is coming in the second half of 2026.
If you’re waiting for the "perfect" time to move, here are three data-backed factors currently steering the GTA market toward that H2 transition:
1. The End of the Easing Cycle?⭕
The BoC’s aggressive rate-cutting cycle has paused. According to the Bank of Canada's April 2026 Monetary Policy Report, inflation reached 2.4% in March. With the Bank resetting its 2026 inflation forecast to 2.3%, the focus has shifted from "when is the next cut?" to "how long is this hold?".
2. The GTA "Balanced" Window 🏘️
The latest TRREB Market Watch report for April 2026 shows a unique window. While sales rose approximately 7% year-over-year, the average selling price dipped 4.9% to $1,051,969. With roughly 4.2 to 5.0 months of supply, we are currently in "balanced" to "buyer-leaning" territory giving buyers the leverage to negotiate without the frenzy of bidding wars.
3. The H2 Surge: Release of Pent-Up Demand ⏳
TRREB estimates that over 100,000 GTA buyers are currently sitting on the sidelines. As economic prospects and consumer confidence are expected to improve in the second half of the year, this massive backlog of pent-up demand is projected to begin re-entering the market. Buying now means positioning yourself before that crowd moves back in.
Strategist’s Taking:
Success in this market isn't about timing the absolute bottom; it's about fundamentals. With homes currently selling at an average of 97-98% of list price, today’s stability allows for strategic conditional offers; including financing and inspections that were impossible during the peak.
The market isn't "bad", it's deliberate.
