For a gifted down payment, make sure you have the proper documentation, such as:

✔ A signed gift letter confirming the money is a genuine gift
✔ Clear bank-to-bank transfer records
✔ Proof showing the source of the funds
✔ Enough time for the funds to be properly documented and verified

What if you could access the equity in your home without selling it?

My client’s father was 60, his home was almost fully paid off, and the property had built significant equity. We explored a reverse mortgage, which allowed him to access a portion of that equity while continuing to live in his home.

For eligible homeowners, a reverse mortgage can provide additional cash flow for retirement, home expenses, family support, or other financial needs.

Depending on the product and terms, regular mortgage payments may not be required, with the balance generally becoming due when the home is sold or another triggering event occurs.

Gold jewellery isn’t always the same as gold as an investment.

In Canada, eligible investment-grade gold bars and coins that meet the required purity standards can qualify for GST/HST treatment that differs from jewellery. Jewellery can also include making charges and other costs that may not apply to bullion.

That’s why some investors prefer physical gold bars or coins when their goal is investment rather than wearing the gold.

But before buying, always check the purity, dealer premium, storage costs, liquidity and tax treatment.

What if you could get your original down payment back without selling the property?

A client bought a rundown property for $400,000 with $80,000 down. Then they invested another $40,000 into renovations and improved the property.

Six months later, the property was valued at $500,000. We refinanced based on the new value, allowing the client to potentially access the original $80,000 equity.

The property was then rented out, generating positive monthly cash flow in this example.

That’s the power of leverage: using the equity you build to potentially put your capital back to work.

But remember, appreciation isn’t guaranteed, refinance approval depends on the lender and qualification, and every property is different.

Don’t just save for the down payment. Build a complete buying strategy.

Here are 4 things to keep in mind:

Land Transfer Tax Rebate — eligible first-time buyers may qualify for a rebate of up to $4,000.

You may not need 20% down — eligible homes can be purchased with as little as 5% down. For example, a $500,000 home could require just $25,000 as the minimum down payment.

Keep a closing-cost buffer — don’t put every dollar into the down payment.

Don’t chase the lowest rate alone — look at the full mortgage package, including penalties, terms and prepayment options.

The cheapest rate isn't always the cheapest mortgage.

Paying off debt doesn't always mean paying more every month.
