Everyone wants the best rate… but the lowest rate isn’t always the best mortgage.

I recently had buyers choose an super-low rate without realizing the mortgage wasn’t portable. A year later, life changed unexpectedly and they needed to move provinces for work.

What looked like “saving money” upfront ended up costing them a large penalty and a higher new rate.

Rate matters, absolutely. But so do:

One of the most common mistakes I see… buyers think they’re pre-approved when they’re actually only pre-qualified.
