CELIAPP – Compte d’épargne libre d’impôt pour l’achat d’une première propriété

Le CELIAPP est un régime fiscal qui permet d’investir afin d’accumuler des sommes pour l’achat d’une première propriété.

De manière générale, il combine les avantages du REER et du CELI :

Comme pour un REER, les sommes qui y sont cotisées sont déductibles d’impôt; vous pourriez donc bénéficier de réductions d’impôts;

Comme pour un CELI, les sommes s’y accumulent à l’abri de l’impôt dans les placements de votre choix;

Comme pour un CELI, les retraits servant à s’acheter une première propriété admissible ne sont pas imposables.

Au moment d’ouvrir un CELIAPP
Pour avoir le droit d’ouvrir un CELIAPP, vous devez respecter toutes les conditions suivantes :

*Être un résident canadien;
*Être âgé de 18 à 71 ans;
*Vous n’avez pas vécu dans une « propriété admissible » dont vous ou votre époux(se) ou conjoint(e) de fait, le cas échéant, étiez propriétaire ou copropriétaire dans l’année où vous comptez ouvrir un CELIAPP ainsi que pendant les quatre années précédentes.
