Let's talk HST/GST and how it applies to international clients and interprovincial clients.

Navigating sales tax can be tricky for small business owners. CRA place of supply rules break it down.

If you sell a product or service in the same province you operate in, simple.... You charge that province's rate. Ontario business, Ontario client, you charge HST (13%)

I am in Ontario and am a service based business. I have a client in Alberta. I would have to charge him HST (13%) because the service is completed in Ontario. If I sold products and that was sold and consumed in Alberta, I would charge him GST (5%)

If I provide services or products to an international client, I am not required to charge sales tax. However I can still deduct ITC (sales tax spent in the creation of those products or services)

Tax Tip Time! I have a friend moving out of their principal residence and converting it to a rental property. I will share what I advised her to do.

1. Get a proper appraisal done around the time it switches to a rental property
2. Keep receipts for EVERYTHING you spend on the property as a rental including property management fees
3. If you made capital improvements while it was your principal residence, try to find those receipts/invoices too

Why? Because when you eventually sell the property, you pay capital gains on the increase in value during the time it was an income property. Having that appraisal handy takes out the guesswork and if CRA asks for proof, you have it. You want to be able to take advantage of every possible deduction to offset the income tax on your rental income. Any capital improvements can be added to the Adjusted Cost Base which will help with that capital gains tax.

When you sell that property down the road, you will be glad you planned ahead!
