In the summer of 2015, I was a single mom of two on maternity leave, living in Fredericton, New Brunswick, when life threw me a curveball—I needed to find a new place to live. For years, I had been saving for a down payment, hoping to buy a home one day, and I decided this was the perfect moment to make it happen. Excited to start my homeownership journey, I toured a few houses and went to my bank

to ensure I’d qualify for a mortgage. But to my disappointment, the bank declined my application without giving me any explanation. Feeling uncertain, I turned to my Realtor for advice. He suggested I contact a Mortgage Broker he knew—someone experienced with helping people who faced challenges with financing. I reached out, and that conversation became a turning point in my life. She walked me through the entire process, explained what I needed to do to qualify, and with her help, I was able to buy my first home for myself and my kids. Fast forward to 2021: my life looked very different. I had been with my now-husband for five years, and we had two more children together. With four kids, our family had outgrown the first house, and it was time to move again. I reconnected with the same Mortgage Broker and once again had an amazing experience purchasing a larger home that could accommodate our growing family. At the time, I was on maternity leave again, thinking hard about my future. I knew that returning to work wouldn’t be sustainable, given the cost of daycare for four children. I needed something more flexible but also meaningful. The idea of becoming a Mortgage Broker began to resonate with me. I’ve always had strong administrative skills and enjoyed going above and beyond for the people I work with. Helping others achieve homeownership—just as I had been helped—felt like a perfect fit. In August 2022, I officially became a licensed Mortgage Associate. However, I quickly realized that the basic course wasn’t enough. Determined to provide the best service possible, I dove deep into the industry—reading every book I could find, listening to podcasts, and attending workshops at my own expense. As I immersed myself in the field, I noticed that many of the professionals I admired were connected to Mortgage Architects, including the author of the books I studied, the podcast host I followed, and the leader of a workshop I attended. I knew I needed to be part of this organization, so I reached out and joined Guy Richard's team, which encompasses all of the Mortgage Architects brokers in New Brunswick. Together we are a small, but mighty team of high level service oriented Mortgage Brokers. Since becoming licensed, I’ve gone a step further by earning the Accredited Mortgage Professional of Canada (AMPC) and Preferred Mortgage Professional of Canada (PMPC) designations, as well as my Mortgage Broker license, reflecting my commitment to continuous learning and excellence in the mortgage industry. In 2023, my husband Jesse Drummond joined the real estate industry, making us a seamless team for clients who need both mortgage and real estate services. Together, we work to create smooth, stress-free transactions, helping families like ours achieve their homeownership dreams. Looking back, my journey to becoming a Mortgage Broker has been deeply personal. I know what it feels like to face obstacles when buying a home, but I also know how life-changing it is when someone helps you overcome them. That’s what drives me every day. Want to increase what you qualify for?

Most people think the answer is one of two things:

“I need to make more money.”
or
“I need a bigger down payment.”

But sometimes, the best way to get you approved is to get strategic around how to use the funds you have available vs. just jumping to a higher down payment (or a different job).

Often times, strategically paying down the right debt can move your approval way faster than increasing income. Examples can be anything from that car loan that’s almost paid off, to a credit card or line of credit.

Not only do these small shifts make a difference in your qualifications, but more importantly they can improve the total cashflow in your household at the same time.

Sometimes the biggest glow-up isn’t earning more.

It’s running the scenarios ahead of time, and restructuring smarter.

Those “find out what you qualify for in 60 seconds” tools can be a great place to start… but they’re not a green light.

Most pre-qual calculators are basically self-reported estimates. You type in what you think you make, what you remember you owe, and what you plan to use for a down payment. Usually there’s no credit check, no documents, no bank statements, and no real underwriting behind the number.

So the result can be wildly off in either direction.
Too high = you shop above what you can actually close on.
Too low = you panic or give up when you don’t need to.

And the stuff that actually changes the answer? Online tools don’t catch it. We deal with this all the time.

Things like how your income needs to be averaged, whether your down payment is provable, how lines of credit are calculated with one bank vs. another, or whether a lender will even accept your income type.

If you’re seriously house hunting, the best move is a real pre-approval done properly. That means credit + documents up front, and expert analysis to ensure any preventable issues get flagged early, before you’re emotionally attached to a house and racing a financing deadline.

Buying a home is a big investment, and it deserves more than 60 seconds of attention.

Gifted down payment is a really common way families help with a home purchase, and most of the time it’s straightforward to verify. There are a few important rules to keep in mind so it doesn’t slow things down later.

First, it usually needs to come from close family like parents, grandparents, siblings, or adult children.

From there, lenders are mainly looking for two things:
• A signed gift letter saying the money’s a true gift and won’t be repaid, signed by both the giver and by you
• Proof that the gift actually landed in your account

Sounds simple? It is. Except when it isn’t.

For very large gifts, money coming from overseas, or a gift from a spouse or partner who isn’t on the mortgage, the lender might ask for extra documentation on a case-by-case basis. That’s normal, but it’s much easier to handle when we plan for it.

If you know a family member wants to help, loop us in before any money moves. We can walk you through what your lender’s likely to ask for so the gift is easy to document and doesn’t hold up your approval.
