Bank of Canada holds at 2.25% — good news for our financing.

The BoC left rates unchanged today for the 7th straight meeting — steady ground following our completed refinance on Lime Oak Apartments. Governor Macklem’s language leaned firmer on inflation than expected: rising energy prices and new US tariffs have the Bank flagging upside inflation risk, with some economists now saying a December hike is “on the table” rather than a cut.

Our takeaway: don’t count on lower rates ahead — good time to lock in financing terms while the window’s stable.

Real estate investing isn’t always spreadsheets, meetings and numbers… sometimes it’s getting your hands dirty, laying flooring, lifting stuff and figuring things out together. 😂🔨

Our partners came into town last weekend, and we made the most of it! We knocked out some work around the building, including installing new flooring in the halls, but the best part was the time spent together.

These weekends are such great team-building time. We work hard, have a LOT of laughs, and genuinely enjoy being around each other. The work is important, but having great people to do it with makes it that much better. ❤️

We made an offer on a multifamily building in a neighbourhood we already invest in. It wasn’t accepted.

We knew our numbers going in and we stuck to them. Even with multiple offers on the table — and the temptation to bump ours just to win — we kept emotion out of it. If the numbers don’t work, they don’t work.

Disappointed, not devastated. We still feel confident we made the right call, and that discipline is what protects the portfolio long-term.

On to the next one. 🏢

Operational efficiency — are we running as lean and smart as we could be, or is there fat to trim?

Value creation — what have we actually built this quarter? Forced appreciation, equity growth, positioning for the next move

Monthly numbers tell you if you’re okay. Quarterly reviews tell you if you’re winning.

🏠 Good landlords look out for each other.

And one of the most important ways we do that? Honest tenant references.

I’ve seen firsthand what happens when a bad reference wasn’t given when it should have been — and it cost a fellow landlord time, money, and a whole lot of stress. It’s a lesson I never forgot.

Here’s what I believe every landlord owes their fellow investors:

✅ Be accurate — tell the truth, good or bad

✅ Be timely — don’t leave someone waiting when a unit is on the line

✅ Be fair — stick to facts, not feelings

When we hold each other to a higher standard, we build a rental community that actually works for everyone — landlords and good tenants alike.

Every month, before anything else, I sit down and review 3 things across our portfolio: 📊

Income — what actually came in vs. what should have came in (rent rolls don’t lie, but they do need double-checking)

Expenses — where the money’s going, what’s creeping up, what needs a second look

Operations — vacancies, maintenance requests, tenant issues… the stuff that tells you how the properties are really running, not just how they look on paper

This is the unsexy part of real estate investing that nobody posts about. But it’s the difference between owning properties and actually running a business.
