August 2026 Market Stats
Okay Edmonton… summer is officially winding down, and apparently the real estate market decided to slow its ass down with it. 😂🍂🏡
Here’s what August looked like:
🏡 2,143 sales — down 15.4% from July
📋 3,769 new listings — down 8.1% from July
💰 Average price: $469,602 — down 1.1% from July
📊 Median/benchmark story: the MLS® HPI benchmark was $426,900, down 0.6% from July
📦 Inventory: still 15.1% higher than August 2025
So… is Edmonton's market crashing?
Nope. But things are definitely cooling off.
We're seeing more supply, slower sales, and less upward pressure on prices. That's pretty damn important whether you're buying, selling, or sitting at home wondering what the hell your house is worth. 😏
For buyers, more inventory can mean more choices and a little more breathing room.
For sellers, this is your reminder that pricing matters. The days of throwing a ridiculous price on the MLS and hoping someone falls in love may not work as well when buyers have options.
And if you're thinking about making a move this fall, don't rely on headlines or your neighbour's Facebook expert. 😂
