I talk to a lot of people who feel unclear about the mortgage process. Some people have been told they qualify for a purchase price but have no clue what the mortgage itself would look like. Or sometimes they haven't talked to anyone because it feels like a stressful can of worms, and keep putting off setting up a meeting with a mortgage advisor even though they dream about owning a home.

Understanding what the mortgage payment is, how the repayment can be structured, what your true cash flow will be with all the ongoing costs of ownership besides the mortgage itself are all so important.

I love getting into lengthy conversations with people where they are a part of the discussion, not just being talked at in financial jargon, so that the concept of buying a house feels exciting and less daunting. Clarity and understanding are very important to me, so even after we're done our chat I'll send you an email reiterating what we talked about so that you can reference that instead of a week later forgetting half of what we talked about.

I had such a nice time hosting the Mortgage Mixer last week — it was a really thoughtful group of people and some great conversations.

We talked about things like:
- what a mortgage payment actually looks like at different price points
- what “qualifying” really means (and why it’s not always as black-and-white as people think)
- how mortgages are different for conventional built vs modular/trailer/pre-frab built
- how credit, income, and debt all play a role for mortgage applications
- the difference between high-ratio and conventional mortgages
- costs people don’t always expect when buying a home

One thing I emphasize is that having a conversation before you’re actively house hunting can take a lot of stress out of the process later on.

When something you love comes on the market, it’s a much nicer experience if you already have a sense of what’s realistic and what your options are.
