One of the biggest problems facing Australiaโ€™s property market has been the gap between housing demand and housing supply.

So this latest research from KPMG is encouraging.

Analysis of Australian Bureau of Statistics data found the number of approved but not yet commenced homes fell 7% nationally in the year to December 2025, suggesting more developments are finally progressing to construction.

Melbourne led the improvement, with stalled projects down 19.5%, while Sydneyโ€™s backlog fell 10.1%.

The timing is important. Australiaโ€™s population growth has remained strong in recent years, while construction delays and rising costs have restricted new housing supply. That imbalance has been a major reason property prices and rents have risen so sharply.

If more homes are completed over the next few years, it could help ease some of that pressure.

Still, supply constraints havenโ€™t disappeared. For instance, Brisbane recorded a 10.2% increase in homes yet to commence, reflecting ongoing labour shortages and construction bottlenecks.

Todayโ€™s policy decision was made by majority: eight members voted to increase the cash rate target by 25 basis points to 4.35 per cent; one member voted to leave the cash rate target unchanged at 4.10 per cent.
