HGS Expansion: Key Updates for First-Home Buyers in Australia
Originally scheduled for January 2026, the expansion of the Home Guarantee Scheme (HGS) will now go live on 1 October, 2025.
What’s Changing?
Eligibility: Every first-home buyer in Australia, regardless of income, will be able to purchase a
home with just a 5% deposit.
Government Guarantee: The government will guarantee the remaining three quarters of an
80% loan-to-value ratio (LVR) loan, allowing buyers to avoid costly Lenders Mortgage Insurance
(LMI).
New Property Price Caps (Effective 1 October 2025):
NSW
Capital city & regional centre: $900,000 → $1,500,000
Other: $750,000 → $800,000
VIC
Capital city & regional centre: $800,000 → $950,000
Other: $650,000 (no change)
QLD
Capital city & regional centre: $700,000 → $1,000,000
Other: $550,000 → $700,000
WA
Capital city: $600,000 → $850,000
Other: $450,000 → $600,000
SA
Capital city: $600,000 → $900,000
Other: $450,000 → $500,000
TAS
Capital city: $600,000 → $700,000
Other: $450,000 → $550,000
ACT: $750,000 → $1,000,000
NT: $600,000 (no change)
