Tonight we attended Campbelltown Chamber of Commerce Dinner.

The food was lovely.🙂

Jim Marsden was the guest speaker and his story was so real.

He spoke about his and his brother’s life, memories, and successes felt so real and raw. There was so much honesty, pride, love, and humanity in every word.

It’s rare to hear someone speak with that level of authenticity, not just about achievements, but about the person behind them and the moments that truly mattered.

A story that genuinely stays with you.

I think the true meaning is to remember and never forget where you came from no matter how far you go in life 💛

Me today looking over pre-approvals trying to work out how negative gearing will impact our client's.

Simple answer is: Yes, it will reduce your borrowing capacity.

If negative gearing is scrapped:

1. Cash flow impact

You'd lose the tax benefit on rental losses
Full rental shortfall comes from your after-tax income
Significantly higher actual out-of-pocket costs

2. Serviceability assessment changes (this is a BIG ONE)

Banks would need to assess your ability to cover the full loss
Your borrowing capacity would likely decrease
Debt-to-income ratios become tighter

An example would be based on a person taxed at the 37% income bracket. *

Rental income per year: 30k
Loan interest per year: 45k
Loss: 15k
Tax benefit (assuming 37% bracket) $5.5k refund approx.
Net costs without gearing is $15k
Difference is approx 5.5k per yr out of pocket.

HOW WILL THIS IMACT BORROWING:

YOU WILL NEED MORE NET DISPOSABLE INCOME TO SERVICE THE LOAN.

YOU WILL QUALIFY FOR A SMALLER LOAN.
