Most investors think growing a commercial property portfolio means buying the next property. It usually doesn’t. The highest-return capital is often already sitting in the asset you own, in the space that isn’t earning, and unlocking it is simpler and cheaper than buying again.

Scott O’Neill and co-host David Hamilton break down the value-add strategies that turn an underperforming commercial property into a stronger one, without a new loan or a new purchase. Because commercial property is valued on its income, a small lift in what an asset earns becomes a large lift in what it’s worth. A single lease renegotiation, a strip of idle space, a rezoning nobody noticed, and the valuation moves.

Scott works through the four levers where this plays out, from the lease itself to income from idle space and energy. David brings the developer’s eye to the value hiding in zoning, approvals and amalgamation, the kind created through paperwork, not construction.

Commercial landlords could be sitting on an income-producing asset they already own.

For the right commercial property, rooftop solar can create a new revenue stream, reduce tenant electricity costs and potentially increase the value of the asset, with some projects delivering cash-on-cash returns of 20% to 30%.

The opportunity is simple: generate electricity onsite at a significantly lower cost than grid power, pass part of that saving on to the tenant, and retain the balance as recurring income.

It is not suitable for every property, but where the roof space, energy usage and tenant structure align, the numbers can be compelling.

Send Rethink Renewables your tenant’s latest power bill and we can assess the opportunity.

Earning more was never how wealth gets built.

Most people are taught one financial lesson: get a good job, earn a strong income, and the rest takes care of itself. It doesn't. A high salary funds your lifestyle today, but it's assets that fund it tomorrow.

In the first episode of Inside Property Wealth, Pat Casey and Scott O'Neill lay out the five foundations that actually build wealth through property, from turning income into assets, to using leverage carefully, to knowing when to look beyond property altogether. The goal was never more properties. It's enough assets working that your lifestyle no longer depends on your next pay.

Office Investment | $4,150,000 | Net Yield: 5.78% | VIC

An off-market, near-new A-grade office investment in Shepparton, regarded locally as one of the highest quality office buildings in the region, delivering secure income with significant reversionary upside.

Leased to leading accounting firm MB&M on a ten-year term to 2033 plus two further five-year options, the asset is currently under-rented at approximately $250 per square metre against comparable buildings leasing above $300 to $350 per square metre.

A mid-term market review in January 2028, less than two years away, provides a clear pathway to capture this upside, with potential to lift the yield to approximately 7.5% and add close to $1 million in capital value.

Featuring 20 secure undercroft car parks and premium architectural finishes throughout, the building sits close to Shepparton's key medical and commercial infrastructure, further supported by a 50% stamp duty concession.

With a well-established tenant covenant, significant rental reversion, and a favourable stamp duty concession, this acquisition reflects the calibre of office assets Rethink Investing continues to secure for clients.

Building wealth through property starts with a framework, not a shopping list.

Financial planner Pat Casey, sits down with Rethink Group CEO, Scott O'Neill to walk through the five foundations of wealth creation, and the twenty-year journey that tested every one of them.

This is the first episode of a new chapter for the show. Pat Casey steps into the host chair to bring qualified, balanced thinking to a residential property conversation that too often rewards the loudest voice in the room. Scott O'Neill joins him to trace how he built one of Australia's larger personal portfolios, what he got right early, and the near-misses that reshaped how he invests now.

Whether you're buying your first investment property or reshaping a portfolio you've spent years building, this conversation is about the structure underneath the decisions, not the hype on top of them.

Two people, same income, same deposit, walk into two different banks. One gets approved.

One doesn't. Same numbers, different outcome. That's not a fluke; it's policy. Every lender assesses risk differently, and what one bank will happily approve, another will knock back without a second look.

Your friend with the bigger portfolio isn't necessarily working with a better bank; they're working with the bank that suits their situation. Yours might be completely different.

And if you want to know which lender actually suits your situation, DM us; that's exactly what we're here for.

Readiness isn't a feeling you wait to arrive.

It's two things you can actually check: knowing where you stand today, and knowing what's genuinely available to you.

Get honest about both and the fog lifts.

At our recent New Financial Year Reset event with Women in Numbers, our panelists Jamie Orr, Meg Saraswat and Sunny Wilkinson unpacked exactly this.

Feeling behind isn't the same as being behind. There's rarely one way in, and the path you assume you're supposed to take is usually one of several. The first move shouldn't be a purchase. It's three questions: where am I now, where do I want to be, and am I ready for the next step?

Answer those honestly, then bring them to someone who can show you the way. You don't need to feel ready to start. Starting is what builds the readiness.
