First Home Buyer Super Scheme is an exciting proposition and is being debated heavily however if we look at the numbers, there might be sanity in the approach. This is our take:

1)Allowing up to 40% or a maximum of $50,000 to be used as a deposit will help first home buyers get into the market by reducing (or maybe avoiding) unrecoverable and expensive costs such as Lenders Mortgage Insurance.

2)Buying a property is a form of investment. You can already purchase an investment property via Super so why not invest in yourself. Paying rent does not build wealth, but property ownership does.

3)The Math - do the numbers work
FHB uses $50,000 to buy a property
FHB has held the property for 5 years and sells
Property has grown by an assumed 5% per year
FHB has to return $50,000 back to their super + $12,500 of the capital gain.

4)Conclusion
FHB has increased deposits to buy another property and their Super has also benefited from the growth in property.

At first glance, it looks like a win-win for all involved.

In terms of demand increasing and therefore prices, this may be offset and balanced by reduced demand from investors as the rental market softens.
